Brentwood Ca 94513 Housing Market The Housing Market in Brentwood Ca 94513 is heating up.  I could feel it before I even saw the numbers.  People  Love Brentwood, They Love Low Prices for Big Beautiful Homes, They Love Living in One of the Nicest Communities in California, and the Love Low Interest Rates.  The Brentwood Ca 9413 Housing Market offers all of this and more. Right now there are 171 Homes on the Housing Market here in Brentwood Ca 94513, 156 of them are on lots less than 1 acre and that is what I looked at in terms of pricing (Those large Estates really skew the numbers up).  Those 156 Homes on the Housing Market had an average price per SF of $141.49. In July with 85 sales the average price per SF was $131.21 and in August with 90 sales the average price per SF was $135.42....

Autumn In Brentwood Ca 94513 Autumn arrived right on schedule in Brentwood last week - The first day of Fall September 23, 2011. Fall may be the official Season but Autumn is something in the air.   The days are warm, but not the burning heat of Summer, inter-spaced with a blustery wind or a few showers.  There is a smell in the air that some people say is the smell of decay, but that is not a good term for such a wonderful smell.  I like to think of it as the smell of the harvest; the gardens and crops are in and the leaves are the color of gold. The nights are cool and gentle; I still leave the window open but it is time for a few more blankets. The kids are settled into school and football is everywhere; on the playground and streets; at the high school and on TV.  The Boys of Summer...

Liberty Lions of Brentwood California Vs Miramonte on 9-23-11 This Friday The Liberty Lions face off agains the Miramonte at Liberty High School.  The JV Game Starts at 4:30 and the Varsity Game Starts at 7:00. The Freshman are playing at Miramonte right now.   Last week the Lions were overwhelming against American High in Fremont California with the Freshman, JV and Varsity all winning in very dominating fashion. This year the Freshman are 2-1, as is the JV.  The Varsity is off to a slower start at 1-2, but what I have noticed is that the teams are getting better with each and every game. The games are lots of fun.  There are free programs when you get to the game at the entry and lots of good food (not free I am afraid - but profits go to support the athletic programs at the school). ...

The following information is from the Making Home Affordable.gov brochure, available to any interested parties by request. (The Making Home Affordable.gov is a coast to coast national program, not a local plan)   The HAFA Timeline Unlike the process for many short sales that can take from a few months to a few years to complete, HAFA sets clear timelines to keep the process efficient.   Mortgage servicers must…….. #1 - Evaluate homeowners for HAFA within 30 days after one of the eligibility criteria is met. #2 – If the homeowner is eligible, the servicer will send a Short Sale Agreement (SSA) – a contract between the homeowner and the servicer.   This contract will state….. The minimum list price approved by the servicer   The length of time the property will be marketed for sale (minim...

That's right, the days of using wild guess work to determine a listing price for your Brentwood Property is gone, done, it's history. Area Pro Realty Bay Area Villas is just not keen on modern technology, we strive to always be CUTTING-EDGE. So when I had the chance to try the Realtors Property Resource (RPR) Program a couple months back, I said "why not?" (I felt it had a lot of promise). For those that don't know what the RPR program is, it takes public records of what has sold, what is for sale and creates a massive report (generally about 70 pages) as to the suggested value of a select property.Gone are the wild guesses and the shots in the dark, you have it all in black & white, the High Price, the Low Price and the recommanded Price. In fact the RPR Program works so good that toda...

East Contra Costa County Luxury Homes What makes a Luxury Home is subjective.  One persons Luxury Home is another persons fishing shack or farm house.  Luxury Homes indicate quality and upscale living.   East Contra Costa County has some very nice Luxury Homes.  They are not cheap by anyones standards, but they are at a bargain price compared to other areas in Contra Costa County.   I wanted to share some of those Luxury Homes with people.  I looked at homes in Brentwood, Oakley, Knightsen, Byron, and Discovery Bay.  How did I define Luxury, well without looking at each one I pulled homes over 3000 SF and priced over $750,000.00.  Most of these homes are priced well over $1,000,000.00.  Some require some investment to brought back, others are ready to go. There are two common elements t...

I have never been known as a fashion hound, you won't find me in a Polo shirt or Docker Pants, not my style. I have been into Jeans and Western Boots for almost 40 years and I like it that way (Yes I even had a great horse, I would ride everyday). But finding a nice western store is getting a little tough these days (we are not the most popular style-minded people) so when I happened to find the Weathervane Western Wear store located at 225 Oak Street in Brentwood it was a nice surprise. The Weathernvane Western Wear store is not the largest western wear store I have ever been in, but they have a very nice selection, a nice warm feeling store and the staff was quite friendly. So if you have the chance drop in and check them out, Come on let's support Brentwood Business. If your looking ...

Brentwood Ca 94513 Housing Market - The Shift is On! The Brentwood  Housingi Market is the most popular market in East Contra County, but there is a shift going on.  From reading the Newspaper most people would think the Housing Market is desperate and still in a crash.  But Housing Markets are all local and the Brentwood Housing Market has it's own trend. The Bank Owned Homes are the smallest market segment in Brentwood Ca.  Right now there are 178 Homes on the Market, 35 of them are Bank Owned Homes, 57 are Short Sales, and 86 are Traditional Sales.   Some might think this is bad news.  Traditional Sales generally bring a somewhat higher price.  But I think this is good for buyers and people that need to sell both.   This means there are many people who want to sell who now find they ...

Wrestling in Brentwood Ca 94513 The Delta Wrestling Club is starting to take sign ups for the 2011-2012 season.  Practice begins on October 17th. This is a great program for kids from 5 (sometimes 4) through the 8th grade.  Wrestling is a very popular sport in this area and Liberty High School has one of the best programs in the state.  It helps kids with discipline, coordination, and not only prepares them for high school wrestling, but can help them with other sports like football. Nelson as a Jr. High Wrestler -2010-11 JV Heavy Weight Champ for the DVAL High School League! My oldest son Wrestles and Plays High School Football.  He was not very athletic, but Delta Wrestling and the coaches have made him into a great and motivated athlete.   My 8 and 7 year old have been wrestling for ...

Brentwood Ca 94513 - A Playful City USA I often write about the great parks we have in abundance here in Brentwood Ca.  We have large mega parks and small neighborhood parks on little corners and niches of land.  Brentwood Ca is full of parks. Well what I did not know is Kaboom USA is a non profit organization that is devoted to working with cities to get people playing.  There are 151 Playful Cities in the US in 2011 and for the 3rd year in a row Brentwood is one of them.   One of the goals is to have a park within a five minute walk of every home in a commuity.  I am not sure if we have that hear in Brentwood, but if we don't we are pretty close. We also have a number of walking trails in and about Brentwood and the surrounding communities.  Brentwood is a great place to live.  Ask Me...

In early 2009 when the "Making Home Affordable" (MHA) Program was launched to assist distressed homeowners (borrowers) who were facing financial hardship to avoid foreclosure. One simple fact was known and that was that the word "distressed" was not just an English word, it crossed many language boundaries in our country (English, Traditional Chinese, Korean and Vietnamese) and in each language it meant almost the same thing "The homeowner (borrower) was in need of help" So if you, a friend, neighbor or relative wish to try and avoid foreclosure and are in need of information about the "Making Home Affordable" Programs (HAMP, HAFA or DIL). Call Mike a Certified HAFA Specialist with Area Pro Realty Bay Area Villas at (925) 550-9194 or just go to http://www.michaelroache.areaprorealty.com...

I spoke with a client yesterday and he had been discussing home inspection prices with someone else.  He correctly pointed out that some people were doing inspections much cheaper.  I pointed out this was like price shopping a Brain Surgeon.   Here is the letter I sent him today: I understand your concern about getting the best price on a Home Inspection.  Every cent counts on the expenses.  I admit I have not price shopped my home inspector.  I have been using the same guy for 4 or 5 years.  Even when one of his inspections lead to a cancelled contract and a lost sale I stuck with him.  He is honest and he is good. I have noticed he has been cutting his prices lately too, but he is not the bottom price.      There are a lot of guys hanging out their shingle as Home Inspectors these day...
