The following numbers represent the Real Estate Market Review of homes sold for the first two months of 2011 compared with the same period in 2010 for Blackhawk, CA 94506. Keep in mind that real estate markets are local in nature and there will be micro markets in every town. The data set at this point in the year is small and will lead to wider variations.  Blackhawk has experienced a nice bump in sold activity over 2010 as well as an uptick in the median price.  Two larger estates have sold as well and the sales price information has been withheld so the high price for 2011 is significantly higher than what is shown here. Sometimes it is fun to take a little break from the day-to-day activities that consume us. For those of us in Northern California Lake Tahoe always fits that bill. East Bay Mortgage Market Update for February 25th 2011 Economic News:  Wednesday's Existing Home Sales Report was better than anticipated when you look at the expected annual rate but the median & average prices took a dip. Thursday's Jobless Claims were better than forecast with a nice downward move in the four week moving average. The New Home Sales figures were disappointing with estimated annual production rate of 284,000 units. Durable Goods orders were positive. The Consumer Sentiment numbers were very nice and continued the upward trend. Lastly, Gross Domestic Product (GDP) came in a touch weaker than forecast at 2.8% versus the expected 3.4%. East Bay Mortgage Market Update for February 22nd 2011 Economic News:  There were two reports today that began a holiday shortened but busy week for data. The S&P Case-Shiller HPI (Home Price Index) was not overly positive but contained pockets of good news.  Consumer Confidence was reported well above the consensus figures and at 70.4 represents a three year high. The Wall Street Journal goes a little deeper into today's data with an article released this morning titled "Housing Needs a Good Spring in Its Step". Mortgage Markets:  The 10 Year Note has moved back under the 3.50% level and is currently trading at 3.479%. As the housing market moves toward recovery there are still challenges left for home buyers and sellers with respect to the growth of both short sales and foreclosures in their neighborhoods. I was recently contacted by a journalist desiring information on the state of the higher end segments of the East Bay Region. It was an informative and interesting exercise where I conducted research into the 2007-2010 performance of: Alamo, Blackhawk, Diablo & Ruby Hill. Later posts will include several additional cities/neighborhoods utilizing the same data filter. While the data set for Diablo was not large enough to provide any definitive results it was nice to note that the overall comparison of the markets noted some similarities. While we are certainly off of the high values after 2005/2006 it was encouraging to see a significant rise in unit sales as well as a reduction in the days on market in 2010. East Bay Mortgage Market Update for January 28th 2011 Economic News: The week is coming to a close with a significant drop in the Stock Market mostly attributed to a rise in oil prices due to the unrest in Egypt. The market has had a nice run over the past few months and some see the Middle East situation providing a reason to take profits. New Home Sales beat expectations with an increase in prices as well as a decrease in supply. Pending Home Sales also showed positive results. The Federal Open Market Committee announcement on Wednesday leaves monetary policy unchanged from the prior meeting. East Bay Mortgage Market Update for January 21st 2011 Economic News:  The economic reports which rounded out the week were all positive. Jobless Claims were lower with the four week moving average down by 4,000 and down by 14,000 from the month ago reading. Existing Home Sales surprised to the upside with a 12.3% increase in December coupled with large reduction in supply which was down to 8.1 months from 9.5. Lastly, the Philadelphia Fed Survey showed broad based strength in the manufacturing sector. Next week contains a full slate of economic reports as well as the FOMC Two Day Meeting with their statement release on Wednesday. Keep in mind that real estate markets are local in nature and there will be micro markets in every town.  Blackhawk has experienced a moderate price drop over last years level for the Single Family Home market and the prices in the Townhome/Condo market were affected by a couple of distressed sales.  The number of home sales has increased considerably and days on market has also shown a decrease.  Some larger estates have sold as well and the sales price information has been withheld.  This will also have an effect on the Average Sales Price Figures.
