East Bay Mortgage & Market Update for May 24th 2011 Economic News:  The major portion of market news falls in the latter half of the week. This morning New Home Sales results for April were released. There was a lot to be happy about in the report as the annualized rate was estimated at 323,000. This handily beat the estimates and the underlying data showed a nice reduction in supply which could lead to firmer pricing in the near future. According to the Wall Street Journal “...only 175,000 new homes are up for sale for the lowest total in data that goes back to 1963!”. Mortgage Markets:  Treasury and Mortgage Backed Securities are losing just a bit of ground today. Keep in mind that real estate markets are local in nature and there will be micro markets in every town. Blackhawk has started the year off nicely in the single family segment. I would not put too much weight on the attached homes at this point since the data sample is so small. There have been several large estates sold in the last year with prices being withheld. East Bay Mortgage & Market Update for April 22nd 2011...HAVE A HAPPY EASTER! Economic News: Wednesday’s Existing Home Sales numbers showed a 3.7% rise over last months level. Year over year saw a 6.3% decline most likely attributed to the tax incentives in place at that time. Keep in mind this is a national aggregate and with all real estate being local does not reflect many Bay Area communities. The Philadelphia Fed Survey is regional and the reading fell to 18.5 from 43.8 reported in the prior month. The underlying data suggest that Japanese shortages may be having a near term effect on output. East Bay Mortgage & Market Update for March 18th 2011 Economic News:  A fairly big week for economic data was partially overshadowed by the events in the Middle East as well as the catastrophe in Japan. Wednesday's Housing Starts announcement was weaker than expected with the sporadic Multi Family sector leading the downside. Both the Producer Price Index & the Consumer Price Index were higher with food & energy costs leading the way. There was positive news to end the week with the Industrial Production stats as well as the Philadelphia Fed Survey  pointing to continued strength in the manufacturing sector.
