The following numbers represent the Real Estate Market Review for Blackhawk, CA 94506 for the month of April 2012. Let's take a look at how the current market compares to a year ago. The inventory of homes for sale is down from last year which is a similar trend in many towns around the Bay. Currently there are 31 homes listed versus 43 last April. 12 homes sold in April this year versus 9 in 2011. Lastly, the time it takes to get a home into escrow remains steady. BLACKHAWK COUNTRY CLUB REAL ESTATE MARKET REVIEW FOR APRIL 2011 Blackhawk has 12 homes currently "pending sale" with a high price of $1,399,000 a low price of $699,000.  There are no condo/townhome "pending sale".

The following figures represent the current concentration of Short Sales in Pending Sale Status versus Traditional Sales in Pending Sale Status for Blackhawk Country Club as of April 26th 2012. Take note of the percentage of Short Sales which are actively for sale. This reflects the difference in time that a short sale normally takes to close escrow versus a traditional sale. Please keep in mind that this only reflects the market on the specific day quoted.  Blackhawk Short Sales can take time and may be represented over several months in this data while traditional sales close escrow in the 30-60 day range. Mortgage and Market Update for April 20th Economic News: The data which rolled out this week was pretty tepid. Retail Sales were a bright spot and, although fuel prices had an impact on the numbers, there was growth across most sectors. Weekly Jobless Claims were worse than expected rising to 386,000 and last week’s numbers were revised higher as well. Now on to the housing numbers and proof again that all real estate is local. The Housing Market Index declined for the first time in seven months with home builders reporting weakness in all three metrics. Housing Starts stumbled and Existing Homes Sales were also less than expected. The first quarter of 2012 has closed out and the Blackhawk Country Club Real Estate Market can be described as steady. Low inventory is a bit of a concern right now as it is in many other sections of the Bay Area. Mortgage and Market Update for April 6th Economic News: The ISM Manufacturing numbers for March chugged along and came in ahead of estimates. Factory Orders also posted a nice increase for February rebounding from January’s 1.1% decline. The minutes from the Federal Open Market Committee certainly caused the markets to bounce around as the possibility of additional stimulus in the form of Quantitative Easing III seems remote. The employment reports covered both sides of the spectrum. Weekly Jobless Claims once again beat consensus and are at a low point in the recovery. The four week moving average also improved. Silver Maple, Hidden Oaks, Saddleback, Silver Oak, Oakridge & Main Gates (Country Club Area) are diverse neighborhoods within the community. Mortgage and Market Update for March 26th Economic News: This week’s economic news revolved mainly around the housing market. The Housing Market Index (a barometer for new home sales) was slightly less than expected. Housing Starts for February were lower than anticipated and the news for New Home Sales did not meet consensus. Weekly Jobless Claims continued improving and were reported under 350,000. While the data on housing was not that strong those of us in the Bay Area see this is a good example that “all real estate is local”. Mortgage and Market Update for March 3rd Economic News: Another week gone and another batch of economic data where most is good and some not so hot. Let’s look at the good news first. The Pending Home Sale Index increased by 2% in January. Weekly Jobless Claims continued their decline and Consumer Sentiment pretty much “blew away” expectations. Gross Domestic Product (GDP) for the 4th quarter was revised higher to 3%. Lastly, the Beige Book (produced two weeks before the Federal Open Market Committee meeting) saw 11 of 12 Fed Regions report increasing economic growth. On the down side we had the Case-Shiller Home Price Index showing a 4% decline in the 20 City Composite. Durable Goods Orders were disappointing and the ISM Manufacturing Index slowed slightly in February.Mortgage Markets:...

Mortgage and Market Update for February 10th Economic News: There is not much to say about market news this week. The calendar was pretty light and things were mostly stable. Weekly Jobless Claims continued their decline and were reported at 358,000 versus the expected 370,000. The four week moving average has fallen nine out of the last 10 weeks. Consumer Sentiment slipped a touch and missed estimates after strong readings in December and January. There is a fair amount of news next week and the situation with Greece and the European Union will most likely continue to simmer.Mortgage Markets: Treasuries and Mortgage Backed Securities had a fairly stable week. The following numbers represent the Real Estate Market Review for Blackhawk, CA 94506 for the month of January 2012. Blackhawk home sales remain very similar to November and December levels. Sales are steady and there is a lack of supply considering the size of the community. Hopefully as we move toward Spring we will see the number of available homes for sale increase. The sample of data for Blackhawk is small so monthly figures can and do vary widely.
