Hi folks!   Below are the "sold" and "pending/back-up" (in escrow) properties for the month of March.  The Big Bear real estate market continues to stay strong; as can be seen by the Trulia stats towards the bottom of this post.  As you can see, we are basically back to where the median sales price was in 2005 for Big Bear Lake and 2004 for Big Bear City.  The median sales price for Big Bear City is up 13.3% from last year and the average $/sqft is up 17.7%.  For Big Bear Lake, the median sales price is down just a bit (2.5%) from the same period a year ago, but the average $/sqft is up 14.7%!!  This means that people are paying more for smaller houses/cabins than they were a year ago.  Most of the new buyers that we are getting are still looking for something under $250K.  That's why ...

Last year I listed a cabin in Big Bear for a client of mine.  Due to the economic downturn, he could no longer afford the monthly payment and needed to sell it right away.  Based off of the information that he gave me, we listed the cabin as low as we could with the intent being to get him out from under his mortgage.  I made sure to price the cabin so that we had a little room to maneuver  we all know that you rarely see full price offers.  Right off the bat, we had a couple of offers but we were not able to put them together.  It wasn't long before another Big Bear agent brought in an offer that was close and after going back and forth, we were able to put an package together that would work.  When it came time for the seller to sign off on the final counter offer, he hesitated and s...

As I drove down Big Bear Blvd on Wednesday I couldn't help but notice that the snow was gone, the sky's were crystal clear, and the flowers are blooming. Winter in Big Bear is now behind us and one of my favorite parts of the year is here. No more tire chains, no more icy roads, and no more sub freezing temperatures.  With the beautiful spring weather in Big Bear, we also find some great deals on real estate. With real estate prices hovering at 2003 levels and interest rates as low as 3.75%, how could you not afford to buy that weekend get a way that you've been dreaming about for years. We all remember how it was in 2006 when prices were so high and you had to pay so much for so little. Those days are behind us now!  In the past, prices fell but interest rates escalated. Below are the monthly Big Bear Real Estate sales statistics for the month of December.  Once again, we saw several increases in avg. sales price and avg. $/sqft (especially in Big Bear Lake-general and Big Bear City); as well as the majority of homes selling within 5% of asking price (LP/SP).  In addition, the inventory of homes for sale has dropped even further.  As of this morning, the Big Bear MLS shows only 353 single family homes available for sale in the entire valley, with only 8 foreclosures in the best rental areas (Big Bear Lake, Moonridge, and Fox Farm). As we discussed previously, in terms of Big Bear real estate, the number of actual bank-owned properties is down considerably (about 75%) from the height of the foreclosure crisis.  Part of this is that many of the bad loans have been washed out of the system and part is that banks have become much more efficient at dealing with short sales, meaning that most of the underwater properties no longer make it to the REO (Real Estate Owned) stage, at which the bank actually assumes possession of the property.  There are still a few left on the market, approximately 6 currently in the 92315 zip code (Big Bear Lake); but they understandably tend to get a lot of competition and sell very quickly.  As the economist at our recent Real Estate symposium stated “investor-landlords have been very eff...
