It is so exciting for residents and visitors both as it usually doesn't snow until after Thanksgiving but this year is exceptional. Many are flocking to the mountains to enjoy the snow.   So drive up to Big Bear and enjoy the snow and stop in at one of the many cafe's and restaurants and have a good meal and some hot chocolate.   The snow resorts are not open yet but will be opening on Friday November 29, 2013.   The Fastest Selling Properties in Big Bear, CA Sold in less than 35 Days.  What I think is really interesting is the two most expensive properties to sell fast, near or in the Millions sold the fastest.       If we take out the two most expensive properties, you can see that the fastest selling segment of the market is between $120,000 and $260,000 The average price per square foot was a tad over $130 a square foot.  The majority sold in Big Bear City and Moonridge with a few in Big Bear Lake East and Sugarloaf. The Cheapest sold Big Bear cabins in the last 90 days were in Sugarloaf, Erwin Lake and Big Bear City.  The chart below shows that, although a few properties sold in the $40,000 range, most of the bottom 20 Big Bear cabins sold for between $50,000 & $70,000. The biggest price differences between asking prices and sales prices were for Big Bear properties purchased at auction. The Green Line shows list price and the red line shows sales price.  The blue line shows that most of these properties sold within 125 days of listing.  The average sales price in Big Bear was $78.98 per square foot for these lowest priced properties.
