How much is my ‘Land’ worth? This question is often raised by property owners all over the country. It is a great question and there are no simple answers to this question. Although the standard answer everyone’s mantra is always ‘location’. Indeed, a Zip Code will have a large influence in determining values. This of course does not explain everything. Pricing Land is a bit more complex and more complicated than pricing Single Family Residences or Condominiums. Why does one parcel of land in the 90210-zip code sell for $12 million and another one for $3 million? Clearly there are other factors that determine the value. One of which is  the size of the land and what could be built on it. This  has a huge impact on the value as well.Another aspect of determining land values is the size of t...

What’s at stake? With the passage of Senate Bills 9 and 10, the landscape of the single-family neighborhood in California will be forever changed.   Let me give you a little background. For the past 24 years, I have been observing the building approval process in greater Los Angeles.  I’ve been watching this not as a casual observer, but rather as a vacant land specialist, a Realtor, who has been working with and representing individual land buyers and small developers.  When I sold my first land listing, the Hillside approval process in Los Angeles would take about 7 to 8 months depending on where you were considering building.  For example, it might have taken a bit longer if there was a second jurisdiction involved such as the Coastal Commission if the land was within 1.5 miles from ...

How is the Beverly Hills 90210 Single Family Market doing during the Pandemic. Well I only chose to do $10 Million or more homes to give you the right perspective.... with that said do not listen to the News Media Platform you are on... check with a local Beverly Hills Realtor... also do not read people regurgitating  old or unverified news 3000 miles away.. So with that said check out the Beverly Hills Market that is current and up to date. Please look at the low as well as the high numbers.... Thank you Wayne Martin for inspiring me to do two market reports in such a short time Now I hope everyone gets the idea the Beverly Hills Market is quite active even though the price points are not what the rest of the country is used to... Now with that said if you are looking for a knowledgeabl...

Most of you who read my blog post know I seldom do Market Reports, gratefully I am busy posting about  Just Listed, Just Sold, My latest Pet Stories and of course about my Gourmet cooking. In other words life in general in the Greater Los Angeles area. Now with that said I was pulled into a post by our friend Wayne Martin  because the person was mentioning about my market... now keep in mind this person lives 3000 miles away taking a position without truly knowing the local market. So with that said let me just do a short and sweet post about the Beverly Hills, CA Single Family Market. The purpose of this post is to present the other side of the story:According to  Altos Research a very respected Market Watch Group this was reported this morning: Beverly Hills, CA 90210Wed Sep 29 2021This...

Lately people have been frequently asking my take on the where housing prices are now. Are we in the “housing bubble”? The question can be phrased in different ways, but the message is the same. Buyers, sellers, economists, media personalities – you name it - are all concerned.I can’t help but find it ironic that Realtors’ brains are being picked on this topic because there has been an on-going attempt over the past 20 years by the large tech platforms to eliminate Realtors. We are the “unnecessary cost” in a Real Estate transaction from many of the pundits. Yet, they seek and value our perspective. I have always closely watched how the Commercial Real Estate market fares particularly in comparison to residential estate. In the past, residential real estate had a short-term herd mentali...

A Beverly  Hills International Realtor in action: check it out!The international buyer and seller is highly active in Beverly Hills and the surrounding vicinity;  a successful realtor knows that it is important  to reach out to them and work with them.As an example,  I am currently in escrow with a seller who lives in London, one who is in Italy, and one  who lives in  Budapest, Hungary. Next week, I am closing on an escrow with a  buyer who lives in Canada. Last week, I was negotiating a property where the buyer is from Taiwan. Needless to say,  these are all vacant lots spanning the greater Los Angeles area.My best advice to potential buyers and sellers who do not live in the U.S. is that they find a seasoned Realtor who understands their wants and needs and can guide them to a succes...

Observations about Social Media Engagement by Endre Barath, Jr. a Beverly Hills real estate agent We all want to engage with people on social media platforms, not just ActiveRain. Otherwise, why be on a social media platform? It’s a great way to connect with like-minded individuals as we share ideas and experiences that can even broaden our thoughts and teach us some tips and wisdom. Used to be if you interact and support other’s posts, you will share in the reciprocity. Now that seems to be the “old school” philosophy, as engagements become more, rather than less, challenging. You may ask why this is. Well, I saw a rather bothersome statistic the other day stating that less than 20% of your posts are actually being seen by your friends and followers. As Active Rain and other social med...

How do we navigate the future? A challenging question and most of us have our own ideas. We live in the information age where a lot of good and bad data is at our fingertips, literally, at the touch of our laptop or computer. We just need to filter through it to determine what is good and what is bad.People of different professions have different perspectives and concerns on this question too, be it psychiatrists, economists, commercial property owners, small and large business owners, landlords, and even Realtors. And let us not forget the politicians whose perspectives and agenda can largely be driven by which side of the aisle they are on.I always try to look at things objectively and take the positive approach, no matter how difficult and complicated that might be. Let’s consider th...

How to buy vacant land in the greater Los Angeles area? Or should I say how to buy vacant land  in California? Advice from a Vacant Land Specialist in Los Angeles, CA. Most importantly it is critical to be able to buy land and do well with the purchase.(keep in mind very few vacant lots look like the one above, most are either upsloped lots or down sloped lots)These are important question to address, as more and more people in California are opting to buy land. Why is this? Well, the answer is simple, this is purely because of the astronomical entry price points to buy a home in the greater Los Angeles area reached critical mass.  Affordability or should I say the  lack of is the primary reason.  This simple economic principle is fueling the land purchase momentum.( a home of this size ...

How did I get here: A Pet friendly Beverly Hills Realtor for 26+ years?          “….someday you will be old enough to start reading fairytales again…”  C.S. Lewis  I thought this quote would be perfect to sum up my post in the submission to this fun  Active Rain Challenge.  Thank you, Patricia Feager, MBA, CRS, GRI,MRP , for nudging and inspiring me to participate.Seriously everything in this post is true, even if it sounds like a fairytale. It is about my life, and I can prove it with pictures and if I am not mistaken that is the purpose of this challenge to do some photo journaling. Keeping in mind I have always used photos trying to break up my monotonous blog posts, where I tended to drone on. Now with that said, let me begin: There was a little boy who lived the first ten years of ...

Almost every year I write a blog post similar to this one: What is Memorial Day & the Weekend all about? Well the answer is so easy:  it is a time to remember and honor our fallen heroes. That is this weekend is all the soldiers in all four branches of the military who gave the ultimate sacrifice so we could enjoy our freedom. After almost fifteen months of social distancing, our lives have changed dramatically. Many people liked and got accustomed to gathering virtually to commemorate events like Christmas, New Years and the list goes on and on. I never did, I just appreciated that we could not have Open Houses and all buyers had to send me a PEAD and proof of funds to show that they were real buyers. I always disliked Zoom, I was perfectly fine with sending emails, text and talking to ...

Not only homes increase in value in Los Angeles or anywhere in the United States, but so do Shun Knives....As most of you know I have a wide berth when it comes to cooking, I have always believed having the proper equipment makes a huge difference in prepping and cooking meals.Hence about 24 plus years ago I went to my favorite Chef's Store in Los Angeles..(.sadly due to the pandemic it went out of business). So I am at 'Surface' and I am looking for quality knives. The person I worked with talked me out of the German name brand you know the Twins:)!  Every one knows that is a good Chef this is not the knives to buy  and  he went further and said to me:  get these Japanese knives you will never regret it. Hence I got the Shun knives. Diane could not believe the amount of money I spent o...

Having attended some of Berkshire Hathaway’s Virtual Convention which was held the last week of March, I wanted to share Convention's motto with you - "We are Unstoppable".  Our CEO shared his belief and observation:  Take care of your clients and then everything will fall in place. You will get commissions and referrals from clients . The primary goal is to take care of them and not focus on the commission. (This has been my concept for the past 26+ years that I have been practicing real estate.)   Chris Stewart calls agents who focus primarily on commissions as 'transactionally focused' vs. ‘relationship focused’.  Those are the agents that are always chasing after the next deal while missing out on the bigger picture of building relationships and loyalty. (Small minds, small approach...

UNSTOPPABLE: Sales Convention 2021 for Berkshire Hathaway HS just finished. First time ever the Sales Convention was Virtual. It would be totally unheard of three years ago that we would have the Convention Virtually!Who would have guessed that we would have in the General Session featuring Gino Blefari, Chris Stuart and of course Warren Buffet making a guest appearance as well!Needless to say having General Sessions, Exhibitor Showcases, University Training and Invitation Only Zoom Links to various Virtual events, such as Wine Tasting and the list goes on and on.Everyone tried to make the most of it and we are looking forward to the future that this should be the one and only time a Sales Convention should be or would Virtual. The other day I saw a post being Featured on how to behave on Active Rain. While I  appreciate those members,  who participated and were kind enough to give it a like or a praise, I am not in agreement.  I am very selective in who I will send referrals; in a nutshell, it is someone who has the same work ethic as I do, it does not matter to me if  that person is an Ambassador on Active Rain. It is not about the points., rather it is about who will deliver the high bar of customer service that do.  Over the past 15 plus years I have been on Active Rain, quite a few agents have received referrals from me.Now let us talk about how to support other members:     Make a comment and make the comment be kind and supportive of the post. I do not mean the robo commenter who only wants to get point...
