Benicia Ca home values increased in February 2013 over February 2012.  In this market report I am excited to report our home values are continuing to go up. Last February 2012 our local Bay Area Real Estate Information resource* reported 14 homes were sold.  The lowest priced home was $66,000 and the highest priced home sold for $575,000.  The median price range for this point in time was $270,000. In February 2013 16 Benicia CA homes were sold with a highest price of $595,000 and the lowest price of $77,000. The median price was $355,000 That is a difference of $85,000 or 31% increase in value for this point in time of February 2012 compared to February 2013. Mortgage Debt Relief Act Extended Until December 31, 2013   The last-hour vote in Congress to avoid the "fiscal cliff" included a provision that extends the Mortgage Forgiveness Debt Relief Act through 2013, which is important to sustaining the housing recovery here in Napa and Solano Counties.   The debt relief act, scheduled to expire at the end of last year, waives forgiveness of mortgage debt from being counted as taxable income by the Internal Revenue Service.   That applies mainly to short sales of homes, or lender-approved sales for less than the principal mortgage balance. Selling a home in Benicia Ca is kinda like Whitey in this picture.  Who is Whitey or we also call him/her Big Whitey?  He is a huge cat that thinks he is hiding under all the birds feeding at our bird buffet we keep stocked with delectables. It reminds of buyers flocking to a home for sale, yesterday I heard in our office a home for sale recieved 35 offers!!  Yes 35!  We received 12 offers in two days for a lovely home but 35 is an excel nightmare to put on paper for a seller.  Whitey is that seller sizing up which one he wants.
