Most Realtors across the country have been complaining about shortage of inventory. Needless to say I have been part of this group. Hard to sell a property when there are 20 plus buyers fighting over the one listing, of course unless you are the listing agent. Now with that said, we used to complain about Appraisers. Vacant Land Market Report for Bel Air, CA 90077The ultra-luxury vacant land Market Report is quite a bit different from the Ultra Luxury Single Family Homes in Bel Air, CA 90077.Most people from the Globe watch the properties very closely just as the do the properties in Beverly Hills. Often I have been saying that the listed properties do not tell the entire story.Currently there are eight properties listed in the Multiple Listing Service from $6 million and up to $95,000,000.Not listed there are about another seven or eight between $6 million and $39 million. Who is your neighbor? If you live in Bel Air, CA 90077 you might find this post very interesting. Just as well as if you are considering moving into this great neighborhood.I was doing some research about vacant lots in Bel Air. Needless to say I have been following this one particular lot. It was oringinally listed for $125 million. I did some investigations and in my opinion the land was worth around $90 million. Fast forward about a year later and I see that the land is now being marketed at $95 million. I find that very interesting, not only do I had that feeling but so did the market.Granted not too many people are running around with a $100 million spare change that they can invest into Bel Air vacant lots. Why some people react differently to a word or a message? Why is the response to the message totally out of character? What are we missing here??Words have definitions…but not necessarily is the meaning going to be interpreted the same way you intended to use it. Bel Air / Holmby Hills November 2015 Market overviewIn Bel Air - Holmby Hills there were 7 single family home sales in November 2015, down from 14 in November 2014 and a 53% decrease from the 15 sales closed last month. The average list price for single family home sales in November 2015 was $5,451,000 compared to $4,941,000 for November 2014, representing a 10% increase. For the three-month period from September to November 2015, the average list price was 21% lower than the same period of the prior year. Bel Air & Holmby Hills Real Estate Market Update from August to October 2015.In Bel Air - Holmby Hills there were 15 single family home sales in October 2015, up from 11 in October 2014 and a similar performance from the 15 sales closed last month. The average list price for single family home sales in October 2015 was $2,819,200 compared to $3,180,082 for October 2014, representing an 11% decrease.
