I have a new Short Sale Listing at 5318 Cherokee Way in Antioch, CA - it's about 55 miles from my office but a pleasant enough drive if you can avoid heavy traffic. It should be a successful short sale - 2 loans, one lender - Patelco Credit Union. I already have the phone and email of the local negotiator. I've worked with this client before - we get along well. I drove over there today to add a combo lock box, in addition to the Supra Lock Box, since agents in nearby Marin and Napa counties can't access East Bay lockboxes - different keys. Not much traffic except on the Bay Bridge - after that is was clear sailing at 2:30pm. When I left San Francisco's West Side it was a pleasant 65 degrees. Real Estate Investing - A Quick Method When looking at Investment Properties there are a number of tools we use. Return of Investment and Cap Rate are two favorites. However, when you are out looking at Investment Properties or looking at lots of Investment Properties it is hard to get the numbers on the more complex evaluations on the fly. If they are provided you would still want to look at the underlying numbers. I have a client looking at multi unit dwellings. Residential Investment Properties with 2-4 units and apartment houses. The number one factor he looks at when evaluating properties is Cost Per Door. (What the cost is for each Residential Unit.) My first home purchase was the property I was renting.  I was presented an opportunity to purchase my first home while I was renting it and I am so glad I did.   So often, we overlook the most obvious. What I consider exciting about the article is it talks about a guy investing here in East Contra Costa County that is doing what I am suggesting and making a killing.
