What do I get for the 203k consultant Fee?We get asked this all the time. What exactly am I paying for when I pay that $800+ fee in many cases?The consultant should be providing a written property inspection report that "is not a home inspection" as part of their consultant fee. IF THEY ASK YOU IF YOU WANT A HOME INSPECTION AND YOU SAY "YES" YOU WILL BE CHARGED ADDITIONALLY FOR A FULL OR STANDARD HOME INSPECTION. If you say "no" just give me the inspection that comes with the consultation you should not be charged for a home inspection. If you get charged for a home inspection it should take allot longer and the resulting report is typically much more extensive. The 203k is an excellent option for getting handicap access to a home. Ramps, wider doors, improving access to showers, etc... all these repairs can be added to your 203k scope of work.
