This week the median list price for a single family home in AGOURA HILLS, CA is $964,000.00  Inventory has been lightening lately and the Market Action index has been trending up.  These are mildly positive indications for the market.     Supply and Demand:  The market continues to get hotter.  More sales demand and fewer homes listed have contributed to a relatively long run of increasing prices.  Current supply and demand levels show no sign of prices changing from their current trend.   Carmela's mission is not only to SELL your home--QUICKLY--but to do what's best for your bottom line; that means selling your home for MORE. The Burial Ground in Agoura Hills CA I have posted some articles in the past about the rich history of Agoura Hills CA and surrounding communities, all together called the Conejo Valley CA. The native population that settled this region of California for 1,000's of years, up until the late 1700's was the Chumash Indians. What I recently found out, courtesy of the recently released book "Images of America Agoura Hills" by Susan Pascal, is that in 1969 a Von's Supermarket anchored shopping center out here in Agoura Hills (a staple in our community), upon commencing construction, found human remains. Work was stopped and for about 6 months archaeologists and other performed a full excavation of the site and found that it was a Chumash burial ground of hundreds of bodies that were found, wh...

Home Price Trends in Agoura Hills CA for August 2013 Real Estate Market Home Price Trends in Agoura Hills, CA for August 2013 provided by Jay & Michelle Lieberman at Coldwell Banker Residential Brokerage. Agoura Hills CA Home Pricing Trends The housing market in Agoura Hills CA for August 2013 looks a great deal like July 2013, as lack of inventory has continued to increase pricing dramatically so far this summer.  Interesting to note that the total single family home listings in Agoura Hills CA right now at 91 active represents only 0.93% of the entire single family housing inventory of the City.  As summer begins to wane, there will be a even further decrease in inventory, along with a slight decrease in demand during post-summer months.  However, even with lower inventory, lower dema...

Agoura Hills Market Update - July 2013       The market continues to remain strong in Agoura Hills.  Buyers now have a little more time to find their home than in the previous few months.  Homes are sitting on the market longer and we are seeing more price reductions in recent weeks.  The market is still improving, but it is no longer the torrid we have seen over the first half of the year.  Rising interest rates have caused the pace of the market to slow down, and thus prices are leveling out.  The conditions of the market are 'normalizing' in this way.  Homes that are priced well will sell, while homes priced too agressively are likely to stay on the market without offers. We are also seeing that, due to rising prices and interest rates, homes are becoming less affordable.  With les...

The Huge Upswing in Buyers Using the Internet In the Buying Process We keep hearing the increasing percentage of home buyers that are using technology and everything it has to offer in searching for a home.  But the huge upswing in buyers using the internet in the home buying process keeps growing and growing. A recent report from the California Association of Realtors (CAR) found that 96% of home buyers are using the internet at some point during the home buying process.  What is astounding about his figure is its comparison to past years.  In 2005 that percentage was 62% and in 2000 it was a mere 28%.  That is a huge...monterous...gigantic increase.  I feel that the 96% number is likely closer to 100% as every home buyer we come across has found properties or has researched communitie...

June, 2013 Market Report - Agoura Hills     The housing for June 30th shows that the market is slowing, and that higher interest rates are having an effect.  We have already seen interest rates rise a full point.  According to Mark Moskowitz, a top Real Estate Agent in Southern California who specializes in Los Angeles andVentura County Real Estate, the average buyer has seen their payments go up 25-30% for the same loan.  Mark noted that every day, his lenders are sending him revised qualification letters for his buyers.  Clients that could afford a $700,000 home are now qualifying for a home priced in the high $500,000 to low $600,000 range.   This definitely will affect home values.  The reason home prices have risen 15-20% in the first half of 2013 is due to the artificially low int...

Agoura Hills, CA Home Pricing Trends The housing market in Agoura Hills CA remains very tight as continued lack of inventory has lifted pricing up dramatically in the last quarter, which is continuing through the summer months.  We have seen homes in certain areas of Agoura Hills rise from $350 a square foot to $380 a square foot in a matter of a month.  One particular neighborhood in Agoura Hills, Morrison Ranch Highlands, has increased in this manner with only 1-2 homes on the market at any given time, which development comprises about 350 homes.  That is less than a 1/2% of th...

Home Prices Will Continue to Rise as Inventory Continues to Shrink We are all noticing an increase in sales price and lack of inventory in many markets around the country.  Home prices will continue to rise as inventory continues to shrink.  Here are just a sample of some market statistics to keep an eye on. Specifically in the Conejo Valley California area that includes Agoura Hills, Oak Park, Westlake Village, and Thousand Oaks, inventory in down to less than 2 months.  Crazy to think about.  Listings of new homes are pretty rare as well as available homes for our buyers. The median home sales price nationwide rose 11.8% overall from March 2012 to March 2013.  That is astounding, but a lot of that is due to the lack of supply in creating a competitive situation.  The market it is howe...

Agoura Hills Short Sale Agent ~ FREE Help   Chances are that you or someone you know may need the help of a Short Sale Agent in Agoura Hills. Many homeowners are struggling with the payments on their mortgage, unfortunately. A short sale may be an option to avoid foreclosure. What is a short sale? When the current market value of a home is less than the total mortgage balance owed, the mortgage company is asked to accept less than the amount that they are owed as a settlement.  Why might a lender or mortgage company accept a short sale? Banks do not want to foreclose on a home because, usually , the foreclosure will cost them more money than a short sale. The short sale is generally more beneficial to both the lender and the homeowner or borrower. Short sellers are homeowners that are e...
