GETTING A HIGHER PRICE BY SELLING IN DECEMBER People typically believe that selling their home in the last couple months of the year is a big "no no". Our brokerage team believes and have seen the results in the past that are the complete opposite.  And we have been able to achieve quicker sales, more satisfied buyers and sellers, and higher prices for deals listed during the months of November and December. California Foreclosures Get Cancelled - A New Era? As some of you may know, California passed the Homeowner Bill of Rights legislation which, amongst other things, restricts California's lender's dual tracking of foreclosures.  Dual Tracking is a process in which a lender may be considering and negotiating a short sale or loan modification with a borrower and at the same time proceeding along with the normal foreclosure process.  While some have mixed feeling about the process, it all comes to an end on January 1, 2013 and lenders will have to choose one or the other. Due to this new law, cancellations of foreclosures in California by lenders rose 62.1% in October 2012 compared to September 2012. Agoura Hills CA Holiday Season Already? I had an odd moment today driving home through my Morrison Ranch neighborhood in Agoura Hills CA.  I wind through the streets as usual. It's dark out now, and it's only 5:30 pm. Winter time I know by the clock change a few weeks ago. I make my normal left, then right and right again. I did a double take at one of the gorgeous homes I pass every day.   This was taken from a friend's deck in Agoura Hills, which is about 45 minutes from LA, just outside of Malibu.  As you might imagine, you can't see a lot of stars within most urban areas.  I like being able to take a reasonably short drive and see stars (literal stars, not movie "stars").   This wasn't even that great a night for stargazing.  During the summer months you can see the dust of the Milky Way, a pretty spectacular sight.       04/05/2010
