Greetings and happy almost Friday!Continued evidence that the US housing market is moving forward in a positive direction coupled with the European Central Bank standing firmly behind the preservation of the Euro marked good economic news this week. In Canada 2nd quarter figures show wages increasing faster than inflation indicating increasing wealth and more disposable income to make luxury purchases. Overall, interest rates remain low both in Canada and the US due to the relatively predictable nature of these two countries. Here in Whistler our local market continues to also show signs of moving to a more balanced market with the trend of Active listings and new listings decreasing. This said we do see a general trend of list prices continuing to decrease. This combined with low intere...

Hello! As we near a TGIF I hope this finds your week is going well.Whistler is currently enjoying Sunshine, something that has been a bit of a rarity this summer... and Spring... But it's here now and that's what counts. The end of June wrapped up Quarter 2 (Q2) for 2012 which allows us have a look at this year’s market compared to other previous years (figures are based on Chalet, Condo, Townhouse, Shared owner, Duplex and Vacant land listings and sales). We currently have the least amount of active Whistler listings since Jan 2010 at 708 (but not close to the low experienced at the end of 2007 of 579 active listings), and we currently have approx. 13 months of inventory on the market. This compares the record 50 months of inventory in the months just after the Olympics. Currently Averag...

Happy Thursday everyone,I trust this finds you enjoying your week so far, and looking forward to the weekend! I hope all is well with you.Whistler is well underway to enjoying Canada’s 145th Birthday on Sunday. Events that are already underway are the 2nd Annual cultural festival on Main Street and the “Canadian Carnival” working some fun into the crowd throughout the village. There should be some great festivities to be had everyone. Needless to say there will be a good number of people in town, which will make for some good open houses if I can find a spot that is not full! The Tough Mudder event last week was a huge success and rumours abound that this will not be the last race in Whistler. I spoke with a friend yesterday who was part of a municipal team that was auditioning buskers f...

Good afternoon from Whistler. I hope everyone is enjoying the week so far! This weekend sees 16,000 people registered in the “Tough Mudder” come to town. The Tough Mudder is a military style 10 mile run that takes participants through a series of obstacles. The top 5% of finishers are then qualified for the World’s Toughest Mudder in New Jersey in November. One of the great positives of an event of this size is the shoulder season stimulus that it generates. This weekend will be a busy one here in town and the race should prove to be quite the spectacle – If the current trend of wet weather continues, the MUD-der will live up to it’s reputation! www.toughmudder.com.This past week brought 28 new listings, 14 price reductions and 15 sales to the Whistler real estate market compared to the ...

TGIF to everyone and Happy Father’s Day to all the Dads out there! The Whistler real estate market has had some new offerings in the past 3 days. We continue to see homes sell that are priced according to this market and overall we are matching home sales from 2011. Lot's of inventory, a lower price point equals a market that continues to favour Buyers at this time. For a list of recent listings and reductions please follow this link.331 Market Place lodge is a great unit overlooking the Olympic plaza. This is a 2 bathroom, 1 bedroom + den offers a good location, well run strata, in suite laundry. Current list price of $325,00025 Wintergreen is a well finished, bright 2.5 bed townhome on the Benchlands. While current pricing seems somewhat idealist, there is no HST which I like. With reas...

Greetings from Whistler! The Whistler real estate market has enjoyed a busy pace this past week. Our current number of listings of chalets, condo and townhomes is just over 650 and does not include 1/4 share and timeshare. Although the raw numbers would show this to be a balanced market, this combination of a large number of listings, foreign vendors capitalizing on the strong Canadian dollar and baby boomers beginning to downsize and sell Whistler, I feel the scales are still favouring the Buyer with good opportunities to be had. This past week brought 24 new listings, 24 price reductions and 12 sales to market compared to the previous week of 25 new listings, 18 price reductions and 15 sales. Please click here to view the past week’s new listings and price changes as reported by the Whis...

Hello everyone,Whistler wrapped up a pretty busy memorial day US long weekend yesterday. It was great to see the Washington and Oregon license plates around town. Everywhere is starting to look more and more like summer each day; the golfing is good, mountain biking starting to get going - still a lot of snow up there. Speaking of snow... yesterday did mark the completion of another great ski season in Whistler. The mountain was full of skiers and riders sporting good costumes and smiling faces.Overall the market continues to move along at a decent pace. We continue to see a greater number of listings than sales, continuing to keep Whistler in a Buyer’s Market scenario. This past week brought 25 new listings, 18 price reductions and 15 sales to market compared to the previous week of 28 ...

The Whistler real estate market has been a busy place this past week with a number of new listings and sales occurring. Although my prediction of a large number of new listings coming to market at the first of the month didn’t materialize to the extent that I expected, I am pleased to say we had 31 new listings this past week giving us a grand total of about 69 new listings since May 1. We had 11 price reductions and 23 sales this past week compared to 38 new listings, 11 price reductions and 13 sales from the previous week. As the weather starts to heat up here in Whistler so it appears are the sales! Please click here to view the past week’s new listings and price changes as reported by the Whistler Listing System. Whistler received some disappointing news today as global media giant ESPN announced that the X-games would not be coming to town in 2013. Favouring expansion into 3 cities (Barcelona, Munich and Foz do Iguacu, Brazil) for summer X-games, the decision put a damper on the efforts that Whistler Blackcomb, Tourism Whistler and the Municipality of Whistler had taken.Of course, the current plan of continuing with the Telus World Ski and Snowboard festival offers a great fallback without the anticipated $750,000.00 expense needed to bring the X-games here. This past week’s good news was that Whistler enjoyed its strongest March and into April room bookings since the recession. This, combined with December and January’s record setting bookings will see this year’s overall winter bookings exceed...

This past Sunday marked the unofficial end of our winter season, with another great Telus Festival completed. Last week treated audiences to both great sporting events and photo/film events. I always look forward to the Festival and the spectacle it brings (and the free beef jerky is ok too). Officially the winter season on the mountain has been extended to May 28th. If you have a chance to come up for some spring skiing I would say do it! Conditions are still great. We had 21 new listings, 14 price reductions and 18 sales occur in the past 7 days, compared to 20 new listings, 20 price reductions and 6 sales that we saw the previous week. May 1st should give us some telling numbers as to whether we are going to start to see more inventory come on the market now that the winter rental sea...

The Telus World Ski & Snowboard Festival kicked off this past weekend. The base of Whistler Mountain was the place to be on Saturday as a good gathering of people braved the chilly evening to watch the Snowboard Big Air, with the Skiers taking to the air next Saturday. Throughout the week, visitors and locals alike will be treated to a great mix of sports, art and culture. This year may mark the last of the Telus festival as Whistler’s bid to host the X-games for 3 years starting 2013 will hopefully meet with a positive reply. As our winter season comes to a close, I expect the real estate season to start to heat up. I feel we will start to see more inventory come to market now that the winter rentals are finishing and properties should start becoming easier to show. While interest rates...

We had another good long weekend here in the mountains and the conditions did not disappoint – good snow and clear skies were in full effect. I was also pleased to see a large number of prospective Buyers through my Sunday open house at 94 Glaciers Reach. The majority were from the lower mainland but I did have some visitors from further parts of the globe. I always enjoy talking to visitors to get a feel for how they are enjoying Whistler. From the responses of people I talked to on Sunday, Whistler is mading a great impression. In the past 7 days we had 20 new listings, 11 price reductions and 12 sales take place. This compares to 21 new Listings, 27 price reductions and 12 sales that we saw the previous week. Please click here to view the past weeks new listings and price changes as re...

Ask any Realtor in Whistler what question they are getting asked the most, and they would probably reply with “What do you think the market is going to do in the next (fill in # months here) months?”. As many people know, there is currently a large amount of inventory available in the Whistler market, but in the past 3 months we have also seen Buyer activity pick up. Although some vendors are still faced with pricing above what the current market will bear, when properties come to market that are appealing both in price and condition/location, these properties typically have a line up of Buyer agents ready to submit an offer to the listing Realtor. In this scenario, we go from a Buyer’s market to a seller’s market very quickly. As reductions to continue to occur now that our winter seaso...

What a week it has been in Whistler! Families taking time to come up and visit during this Spring break have been treated to over 100cm (44 in) of the white stuff in the past week and it appears more is on the way. The current conditions are going to make for some great spring skiing as well. Hopefully this will also bode well for Whistler’s bid to host the ESPN’s X-games in 2013. Currently Whistler is the only locale bidding on the Winter X games and it would be great to have the publicity that comes along with an event like the X-games. For more on this story, click here. The market continues to move along at a good pace for 2012. In the past 7 days we have had 22 new listings, 16 price reductions and 18 sales compared to 28 New Listings, 22 price reductions and 7 sales that we saw the...

Snow, snow and more snow is the only way to describe present conditions in the village. For those not playing along at home, the mountains have received 55cm or 21 inches in the past 2 days. We have reports of another half foot tomorrow with another foot of snow on Thursday. The village continues to be a busy place as the first of the Spring Break crowd arrives with lots of smiling faces enjoying our winter wonderland. In the past 7 days we have had 28 new listings come to market, 22 price reductions and 7 sales compared to 36 New Listings, 23 price reductions and 13 sales that we saw the previous week. Please click here to view the past weeks new listings and price changes as reported by the Whistler Listing System.
