So what happened with False Creek real estate (this is for False Creek South) in June. I must apologize for taking so long to get this out this month. Despite the doom and gloom in the local papers though it was a pretty good month for False Creek real estate. Inventory dropped compared to May and a couple more homes were sold than in May. False Creek does look great in the sun and that can't have hurt. The stats were skewed a bit this month by the listing of the some of the units at the new Lumen development on the MLS®. LISTED IN FALSE CREEK IN JUNE (last month's numbers in brackets) Freehold Strata Units Listed: 14 (22)Pre-paid Leasehold Strata Units Listed: 7 (9)Non Pre-paid Leasehold Strata Units Listed: 2 (actually 1, but there was one listed as a "non-prepaid non strata" and I am...

Hi All, Good to see the Canadian Gov't is taking action to keep the property market in Canada on an even keel. I think this kind of action will be good for Downtown Vancouver Real Estate. Let me know your thoughts! Ottawa tightens mortgage rules to avoid 'bubble' LORI MCLEOD AND KEVIN CARMICHAEL From Thursday's Globe and Mail July 9, 2008 at 8:16 PM EDT OTTAWA — The federal government is cracking down on the mortgage industry in a move that could help protect against a U.S.-style housing bubble, but will also make it tougher to borrow money to buy a home. The Finance Department said Wednesday it will stop backing mortgages with amortization periods longer than 35 years as of Oct. 15. It will also start demanding a down payment equal to at least 5 per c...

You probably heard about this already, but just in case you haven't I thought I'd better mention it. There is a lot of poo, err fecal coliform (learn more about fecal coliforms on wikipedia) in False Creek, especially at the east end of the creek. The Vancouver Sun was all over this yesterday with the story on the front page of the West Coast News section entitled False Creek coliform count soars. Bottom line don't put your body in False Creek and especially not your eyes, ears or nose. It seems the "green" development in South East False Creek had done something to cause raw sewage to be flowing into the creek. This post originally appeared on my False Creek neighbourhood blog, The False Creek Comet.

Yes! British Columbia homeowners are protected against Title Fraud. In light of recent articles in The Vancouver Sun regarding the issue of title and mortgage fraud in B.C., the B.C.Land Title and Survey Authority (LTSA) emphasizes that such cases are extremely rare because strong protections are in place in this province.  The Real Estate Board of Greater Vancouver recently published this article Read the rest of this post

What is the best way to sell and buy another Vancouver condo?  It's a first time sellers dilemma. When you left the rental market and bought your first condo it was easy. Now you must figure out how to get your equity out of one condo so that you can purchase another one.  A recent client experienced this situation, so I thought it would make a good blog post. Buy first then sell? Sell first then buy? It is a question I am often asked by first time sellers. My answer to you is that your decision depends on a number of considerations. One of my favourite Vancouver events - HSBC's celebration of light at English Bay. Watch the fireworks! July 23, 26, 30 and August 2nd at 10pm . A wonderful half hour of entertainment. Apparently 1.5 million Vancouver residents show up for the four nights of this spectacular event, presented by the Vancouver Fireworks Festival Society. Read the rest of this post

The REBGV reports that residential attached, detached and apartment property sales in the Greater Vancouver area totalled 2,425 in June 2008, a decline of 42.9% from June 2007 and down from 2,999 in May 2008 New listings for detached, attached and apartment properties climbed 18% over a year ago, to 6546. Although housing prices, on a year over year comparison continue to show single digit percentage increases, we are beginning to see more price reductions in properties listed on the market today. Homes priced at a competitive level continue to sell quickly, but it is important for people to accurately identify their home's value when putting it on the market. Sales of  detached properties declined 43.4% to 918 from 1,623 units compared to the same period in 2007 and down from 1,203 in ...

Monday, June 23, 2008 Frogbox - finally, no more cardboard boxes!!! by Sayo Nickerson  Back to Blog Doug Burgoyne and Trevor McCaw have brought forth an amazing idea and I just wanted everyone to know about it!! Who hates packing? Buying carboard boxes, raiding the local liquor store looking for boxes, borrowing from friends...and then the worse part is after you've unpacked and you have 12,584 cardboard boxes to fit under the bed, or to be cut down with your dull exacto knife! Fear not my friends, Doug and Trevor to the rescue! They have ingeniously come up with Frogboxes which are reusable plastic boxes delivered to your door when you need them and picked up from your new door when you're done. And get this - it's cheaper than buying cardboard boxes! Fab! Please check out their websit...

http://sweetspot.ca/content/view/5604/ Moving. Again. Sigh. Other than breaking both a sweat and our nails, one of the hardest parts of relocating is finding boxes to pack everything into. That's why we're ecstatic that Frogbox has jumped on our radar. With the company launching just yesterday, we were the first ones to order the eco-friendly (and wallet approved) moving supplies. The One Bedroom Bundle ($75 for one week or $150 for three weeks) arrived in a fuel-efficient van, with Phil in the driver's seat. We quickly had stacks made from our 25 green plastic boxes ($2.75 each per week), and we didn't even need tape to seal the fit-to-close tops. While we admit that riding around on the dolly ($5 per week) was more fun than actually carting cartons, it was a big help in moving the Vel...

Submitted by Christy Stesky Did you know that cardboard boxes make up 18-26% of landfill material? According to the city of Vancouver's Facts and Figures, 475,000 tonnes of solid waste is deposited into the municipality's landfill annually. So even on the lowest end of the spectrum, that's 85,500 tonnes of cardboard we are dumping into the earth each year. And that's just one city. Yikes! Frogbox owners, Doug Burgoyne and Trevor McCaw thought it was about time to do something to change this. The two green-preneurs put their heads together to come up with an innovative solution to one of the biggest cardboard-consuming activities: Moving Day. Frogbox offers an easy, affordable and best of all environmentally-friendly alternative to those easily water-damaged, puncture-prone, landfill-bo...
