As most of you probably came across this morning in the globe and mail or some other new source, there will be a few changes to Canadian mortgage rules.  I find people generally tend to react negatively to change in these types of systems, however I personally feel this could be a positive change. First off, in case werent aware of the changes that will commence in 60 days from now, here they are: -The minimum amortization periods will now be 30 years as opposed to 35 years -The maximum amount you can borrow in refinancing your home will be 85% from 90% -Ottawa will withdraw government insurance backing on line of credits secured by homes How do you think buyers will react to these changes? I am very cautious about making notes on listing sheets as I show homes to my buyers.  I try to note items in the home that are attached, appliances, sheds, or anything else that I feel may be noteworthy should the viewing lead to an offer. Last year I ran into a tricky item which both the seller's agent and myself overlooked until my buyer mentioned it to me.  It is an item that is usually hidden from view and no thought ever given to it. What could such an item be?  None other than the flat screen television mount on the wall. To the buyer this means if the mount is not included in the sale, a provision has to be made in the offer that the wall be repaired and repainted. I noticed today that the interest rates have jumped up a little bit in Canada. Yesterday's rate for a 5 year term was 3.54% and today I saw it at 3.79% (from Canequity.com).   I am hearing rumblings/rumours that it may go up to 4% or more next week. If you are planning on purchasing a home in the very near future, you may want to see your banker or mortgage broker for a mortgage preapproval before the interest rates go up.

Though there is still LOTS of snow in my yard - at least a good two feet still, I am getting anxious for spring to arrive and the gardening season to begin. As I was out and about the other day I came across a flyer advertising Prince George's 100 Foot Diet. It is a seminar being held for people wanting to learn how to plan, plant and grown their own vegetables. The seminar is being held at Cedars Christian School  (701 North Nechako Road) on Saturday, April 4 from 9:30 am to Noon.  The suggested Donation is $5 per person. Two of the presenters are graduates fo the local master Gardening program.

The provincial government released its Budget and Fiscal plan this month, outlining its plans to manage through difficult global economic times. The budget is a measured approach to managing the province's finances as government faces a tough balancing act to maintain hard-won improvements in provincial public finances. The province's debt to GDP ratio - the main indicator of the government's overall fiscal health - declined over the past decade from a high of 21.3% in 2002/03 to 13.8% in 2008/09. I appear to be working with a lot of first time home buyers since the beginning of the year.  There seems to be surge of new homeowners for 2009. I found some news articles that show that young adults and renters the ones who will spark the up surge in home sales this year. The Royal Bank of Canada conducted a survey and found that the under 35 crowd are 48% likely to purchase a home this year, which is up from 36% last year.Renters are also likely to buy - 38% planning on becoming homeowners within the next 2 years. Today is February 12, 2009... let's fast forward exactly one year ahead.  Today will be the opening ceremony of the 2010 Winter Olympics in Vancouver, BC. I recently had the question of "Will the Olympics affect our housing market?"   In my opinion I don't feel that Prince George will feel any effect of this special event on our real estate market.  I believe we are too far away from the lower mainland (700km) to feel any impact here. That doesn't mean we won't see any benefit from the Olympics.  I think visitors which come from other countries they will take some extra time to explore not only Vancouver, but the rest of the province as well.  This will help to boost our tourism economy and hopefully influence visitor's friends and family to visit in the future.
