When visiting Historic Rt 66 in Kingman, AZ, tourists and current residents may be surprised to see this new mural that has been added to the existing plethora of murals. This newest mural is actually on Rt. 66 (Andy Devine Avenue) between a new small business coffee shop, Mudd on 66, and the original drug store that is now a secondary Post Office.Kingman, AZ prides itself on being the hub of Rt. 66. Here in AZ, our state association has created many “Lawyer approved” forms which allow for consistency in real estate transactions.  Unfortunately, many lenders fail to adhere to one form which creates for potential buyers literally a Grand Canyon and often derails the offer. This past weekend our local real estate association, Kingman Golden Valley Association of REALTORS®, had its third annual Street Eats on 66. This event is open to the public with food truck vendors, beer garden, children’s play area and music. All funds collected are distributed to local food banks/charities. Successful salespeople understand this simple sales truism:Sales is belly to bellySince mankind’s earliest buying or selling interactions, two individuals met face to face, belly to belly to purchase or to sell something.No where is this sales truism more accurate than in the sale of real estate properties. A recent comment by Endre Barath, Jr. on this posting, Remember This Sales Axiom, had me ponder even more about an article I had read that provided 24 reasons why belonging to a mega real estate team was beneficial to real estate agents. Yesterday, I not only had this recurring daily thought not once, but three times.  In a matter of 15 minutes, I received three (3) calls for last minute showing requests for properties located in Kingman, AZ, Mohave County. Maybe it’s just me, but so many within the real estate industry are promoting the newest technology that being AI and saying AI is the future.  Hmm I heard the same things about many products such as toys to even cleaning products in the past and I will not go into all the predictions (failed) about the climate. One of most frequent complaints I have received when showing homes listed by other real estate agents is the photographs. Living here in NW AZ Mohave County, I have traveled many rural dirt roads here in Golden Valley, Kingman, White Hills and Yucca while listing and showing vacant land to residential properties.   Very few of these dirt roads are county maintained. Most of these county dirt roads are non-maintained. Residents often hire folks with tractors to make the road more accessible. Other times residents prefer leaving the road with difficult access as such access keeps strangers away.Additionally, Mohave County Road Department may show on its maps that a dirt road exists, but in reality the road was never cut in. Imagine my surprise and out loud laugh when I saw this sign posted on a rural dirt road.  Golden Valley, AZ for the most part is zoned "Agricultural and Residential."  What this means is livestock is allowed.Over a year ago I spoke with a potential rural property buyer who really loved a home  located on over an acre on a rural dirt road and in an area zoned agricultural and residential. The buyer after touring the home told me “I don’t want any horses near me.”Again, I informed the buyer Golden Valley, AZ as well as much of Mohave County, AZ outside of the city limits is zoned agricultural and residential.  Someone could buy vacant land property across the dirt road and have horses, cattle, sheep, goats, chickens and other fowl. President Teddy Roosevelt said “No one cares how much you know until they know how much you care.” The reality of these words continue to resonate with me even more so in real estate, let me explain.Here in Golden Valley, AZ often buyers of vacant land parcels are living in travel trailers or recreational vehicles parked at local RV parks. Then these individuals start looking for vacant land parcels and sometimes even residential properties. Years ago, I read some research conducted by Pitney Bowes about response time respective to making initial contact with sale leads.  Those who responded quickly within 5 minutes secured a greater likelihood of converting those sales leads to  customers. Further more as the minutes clicked by or grains of sand dropped sales success diminished at a rapid rate.The reason I share this is because a potentially new client told me yesterday she called a real estate agent recommended by a local lender (not me) and left a voice mail. Coming into the real estate industry, I was familiar with sales presentations.  My past standard of practice was always to lean toward the facts and by having the presentation be educational.  This approach allowed me to build trust especially if the potential client had shared previous negative experiences with other sales people.Entering this new industry, I read a lot about sales presentations. Buying that first new construction home or that used home with lots of character does require annual home maintenance. Unfortunately, many property owners both new and older fail to undertake annual maintenance.The impact of this failed home maintenance is often revealed when the owners decide to sell their home.
