A recent blog post here on Active Rain focused on conversations and how those conversations are related to income.  For me, years ago I realized that I prefer to have dialogues instead of conversations.Socrates is well known for his Socratic Dialogues.  The goal was to educate with logic. However, diving deeper into the origin of this word dialogue there is an emphasis on both listening and understanding. Real estate listing agents receive offers both verbal and written for vacant land. Sometimes buyers when making an offer fail to remember there are both positive and negative results.Many will immediately understand the positive results such as satisfied sellers, ecstatic buyers  and grateful professional real estate agents. A recent article in Real Estate News cited a report by Compass (a real estate brokerage firm) that dual agency or dual representation is lost dollars for sellers. Also, the headline is misleading is that it includes both dual representation and properties that are not listed on the MLS. This may be true but not in all transactions.First, clarity is required for both residential sellers and buyers as well as vacant land sellers and buyers. Once again a vacant land listing seller shared with me during the listing presentation that she had met in person with one real estate agent at the vacant land parcel she wished to sell. Additionally the seller called three other “women” real estate agents and no one bothered to call her back not even the real estate agent she met. WOW!This earned sale started with a call from the seller’s son.  The son told me about his mother’s two properties and that she wanted to sell them.  As my standard of practice is to submit a competitive market analysis, CMA,  I did so and returned the CMA to the son. As a very young child (2-5  years old) I spent my summers with my Swedish Grandparents, Conrad and Hilma Hoglund (Swedish Spelling). The reason for this was being 50% Swedish and having hot summers in the early 1950's with only fans and no AC, I had convulsions from high fevers of 106-107 degrees. Under the directions of our family doctor, my father drove me to the family farm in NW Wisconsin in the middle of the night to remove me from the heat. Human beings are pretty consistent when it comes to their behaviors. Years ago, I read a book by Lillian Bjorseth entitled Breakthrough Networking.  In this book Bjorseth stated “people decide ten things about you within the first ten seconds of meeting you.”  Then she provide this simple equation:Image = Appearance + BehaviorWhen potential residential home buyers walk up to a house, they see an image called curb appeal.
