Below are some highlights from the Tucson June Residential Sales Statistics from the Tucson Association of Realtors: Total Sales Volume of $274,731,163, is an increase of 0.54% from May’s number of $273,255,331 and a 23.86% increase over June 2012. The Average Sales Price for June of $196,376 is a 3.27% increase from May’s $190,156. Average List Price for June, $202,547, is an increase of 3.07% from May’s $196,508, and an increase of 12% from June 2012’s Average List Price of $180,851. Total Under Contract, 2,342, is down this month, resulting in a 13.32% decrease from 2,702 in May. Total Unit Sales decreased this month to 1,399 from May’s number of 1,437. The Median Sales Price of $160,000 for June is a 2.24% increase from May’s $156,500. New Listings increased 0.11% from 1,746 in May ...

Mt Lemmon Arizona is one of my all time favorite "escape the heat" places near Tucson.  Just a short 40 minute drive from the base (an hour if you live central Tucson), it is worth the trip - especially during the hot summer months. Let me put this a bit more into perspective - this week, Tucson hit 115 degrees - I was on Mt Lemmon, it was 85 degrees.  Enough said right?! There are many homes for sale on Mt Lemmon that make this mountain getaway even more appealing - anywhere from $200k and up.  A few years ago, the prices were very high - but lately, the prices have dropped making it even better! Extreme heat has hit Arizona and a few other western states this past week.  Temps as high as 128 make our Tucson temps look tame at 116. To me, it doesn't matter if it's a dry heat (which it really isn't because monsoon season is upon us!) - hot is hot -  because keep in mind, pizza ovens, blow torches, lava and brush fires - are also dry heat. But there are places hotter than Tucson right now - and that includes our sister city of Phoenix, Las Vegas, and Yuma.  So in perspective, we are a bit cooler considering our neighbors are roasting! Some things to know when things get this hot in Arizona: Planes won't fly - if the temps are above 115, airplanes remain on the ground and do not take off till things cool down. What happens if you are at the airport already?  You wait. Things dry up...

Triple Digits for 27 days so far in Tucson, Arizona - Heat Warning!   Triple digits for Tucson June...today's official high expected to reach 106!!! With sizzling temperatures remaining for the weekend, a new heat record is expected for Tucson with the entire month of June topping 100 degrees.Monsoons, however, are right around the corner.  We've had one day so far, and it seems that every year when the fireworks come around, Mother Nature brings out her own.  We'll see if this year is any different!Joggers, bikers, please stay home this afternoon.I hope the outside workers in road construction, landscaping, and home construction get an early day as well.  If you have to be outside - be sure to have lots of water with you!  As it is, the general population has been asked to stay indoors...

Summer Specials by the Tucson Originals! In Tucson, when the temperatures go up, the deals come out, and summer is an excellent time to visit old favorites, or enjoy reduced-price stay-cations in our local hotels. El Meredero Mexican Restaurant - Great Food, Fast - Tucson, AZ I was down on 12th Street and Bilby yesterday, doing a BPO for a company I occasionally provide them for, and was passing El Meredero on my way to my next appointment.  (By the way, if you check out the link, please give them a "like" and help them reach 500!) It was only 11:30 but the cars were rolling in and the parking lot had a good dozen vehicles sitting out front.  Not one to lose an opportunity to enjoy great Mexican food, I took that as a sign! Our little downtown office consists of 5 people who not only love real estate, but we also love being able to give back to the community. Since we've moved our office to 216 E Congress, we've had the chance to do something really special during the local monthly festival, Second Saturdays Downtown. Each month, when we open our doors, we'll have a local charity on hand.  Name the Mountain Lion - New Resident at Arizona Sonoran Desert Museum Last March, a male mountain lion cub was found hiding in a residential neighborhood in San Jose, CA, weighing only 15 pounds.  The California Department of Fish and Wildlife rescued the cub, but after nursing it back to health, deemed it unsuitable to be returned to the wild.  A new home was found for him in the Arizona Sonoran Desert Museum. Currently, this young mountain lion has grown to over 37 inches in length, not counting his tail, and weighs in at over 51 lbs. He is now nearing 6 months of age. You can find more information here! If being outside - near water or not - is just not something you want to do with a bunch of kids this hot summer - and if you want to get them out of the house without spending a bunch of money - how does fifty cent movies all summer sound? Harkins Theaters has started it's annual Summer Movie Fun program, where the kids can see a movie a week for ten weeks for only 50 cents a movie.  All you have to do is pick the theater you would like to go to,  and day of the week you'd like to attend, then purchase your season tickets in advance for $5. That's good for all ten movies.  But even if you can't plan ahead that far in advance, if you purchase tickets the day of the show, it's only $2 per person - and that is pretty cheap considering what it costs to go to a movie during peak times. Seems there is a "fest" for everything these days, and "Sooie" is all I can say if you love bacon!  And really - that is about all I can say so I will quote the three creators of this event to help me along: "What is the one thing Tucson has plenty of? Things to do. What don't we have? A bacon fest for families. Why?  Who cares. Because it doesn't matter any longer. If you have read my posts, you might have figured out that Mt Lemmon is one of my favorite topics!  Mt. Lemmon is Tucson's best "retreat from the heat" spot - you can spend a day, to a couple days or longer on the "hill"!   Mt. Lemmon offers many outdoor activities that you and your family can enjoy - from hiking, to shopping, there are tons of day picnic spots to enjoy, and even cabin rentals if you want to spend a few days or longer.  The terrific thing about going to Mt. Lemmon besides the temps being much cooler - almost by 20 degrees - is that it's a short drive - the road leading up is welll a marathon (26 miles!)!  From my house, it's only a 40-45 minute drive.  From the central part of Tucson, depending on traffic - you can get to the top of the hill in about an hour.
