It’s not over, there is still a lot more to do. Your home is on the market, buyers are looking at it. What’s next? Now we are preparing for closure. Again, this is written for a seller using a full service REALTOR® in Tucson, Arizona. Discount, FSBO or sales in other states may be totally different. Buyers are going to be a good indicator whether your home is priced right or not. If it is priced acceptably, there should be a lot of traffic. If priced conceivably, less traffic. One of the first things I did when I got my real estate license is to get eco-broker certified.  Real Estate agents get a bad rap, I'm not sure why, I always do whatever I have to to make my clients happy.  I believe a high level of service is required considering what we get paid.  BUT, being an eco-broker and getting involved in sustainable housing gives what I do much more meaning.  Having said that, I'm noticing more and more developers calling their homes green  when all they've done is put better insulation, better windows and high efficiency appliances.  Trying to promote sustainable living really starts from the ground up, and I think we all understand that it's much more than buying off the shelf products.  Every little bit helps (I'd rather they use better insulation, of cours...

You’ve Got To Be Kidding, while going through some MLS sheets I am amazed that some homes are expected to sell. This one, “ABSOLUTELY DO NOT SHOW OR CALL MONDAY THROUGH WEDNESDAY, WITHOUT EXCEPTION!!!!!!!” got my attention. If a buyer comes into town Sunday night or Monday and is leaving late Wednesday or early Thursday morning, how are they supposed to see the house? Then comes the pictures, one of the front, one shot up the stair, one down the stairs, and one of the pool in what appears to be a very small back yard. Couldn’t tell, because all you saw was pool and the neighbors homes just over the wall. Next was comment about pricing, “Priced to sell! Below pricing of other neighborhood homes!” Now I’m going, lets check the comps. Are the other homes priced right? Are they over priced...

I love John Wayne westerns!  If the movie has a saguaro cactus in it, you can bet the movie was shot at Old Tucson Studios.  Now here's the thing to look for--somewhere in the movie, the camera will pan from the action to the background, and there it is!  Golden Gate Mountain.  Even long time Tucsonans have no idea that the movie studio, which is still active, sits at the foot of a mountain named Golden Gate.  Take a ride on Speedway west toward the Tucson Mountains.  It will be good for your soul.  As you leave the city, the road rises and winds through a magnificent forest of giant saguaro cacti.  You'll enter Tucson Mountain Park, cross over Gates Pass, and there it is!  Check it out--it's particularly beautiful at sunset in the monsoon season.  Why do I love John Wayne movies so muc...

Now that your home is on the market, what should you expect? If priced right and in a desirable location, you should have buyers wanting to see inside your home. If over priced or in a poor location, all the effort in the world will not work. Within the first week you should know if you were prepared and your home was priced right. If there are no calls to show and no REALTOR® is wanting to preview…the writing is on the wall…pay attention to it. Availability - Homes that buyers can easily access and see get more viewings. Average Prices Average sales priced of homes in the Tucson area increased during the first half of 2007. The Doom Sayers would like to see prices decrease to support their beliefs that the market is not strong. The numbers prove otherwise. There is every indication that the Tucson real estate market has been stronger than many parts of the nation. A steady increase in the average price of homes is a good sign. In January the average price of a home in Tucson was $272,529. June’s average price was $298,477. Knowing that a few high price homes could throw the numbers off, I checked the home sales for home over $500,000. June had double that of January with 147 such sales, while January had 72. Tucson Association of Realtors released their official report for June 2007. Up front is good news in the reduced number of homes on the market. Down to 8,665 from the 9,721 listings in May. That’s a 1,056 homes that left the market by being sold, expiring or through withdrawal. Great news, now all we need is another 1,600 and we will be back to a neutral market. Is this a sign that the Buyers Market is saying goodbye? We’ll know better next month. The number of pending sales for June was on the increase as well. In all honesty, I haven't been fair. I felt like Tucson had more than enough information and I needed to be the cheer squad for Cochise County. But in all honesty, I actually work out of Tucson. Not only that, there really isn't enough cheerleaders for Tucson. Most of the agents I see on the web focus on Oro Valley and North West Tucson. Beautiful places, but what about the East side? Does everyone know there is a Saguaro Park West and East? What about Fourty Niner Country Club and Arizona National Golf Club? That is just two of a dozen or so Golf Courses we have on the east side.
