There are arguments for both sides of the coin. New home construction has benefits for warranties, perceived better condition (new), and perceived potential higher value. The later has become the most important factor for buyers to consider. Will my home have the same or higher value six, twelve or sixty months after I buy it? Buyers are looking closer at, “Can I afford to make the payment two years from now?” With a resale home you don’t get to pick the colors, style of carpet and tile, or add an extended garage or patio. On Sunday my wife told me no Open Houses today, go play golf with your son and daughter-in-law. How many golfers envy me for such a wonderful wife? So we set out to El Rio Golf Course. Our son played his best game ever, our daughter-in-law played better than I’ve seen her play as well, and I had my worse score in 3 years. Plan a fade, and straight into the trees, plan straight and fade into the next fairway. Go figure. 75 yards out and on for a one putt. 20 yards out and over the green into the sand. Lesson learned, don’t lay off for a month and a half then go out to play without even hitting the driving range. Saturday morning practices I’ll see you this weekend. All said, two out of three for the day wasn’t bad. We managed to finish in 3 hours and 21 minutes. Rumor has it that Tucson...

  The Arizona Sonoran desert is surprisingly beautiful. Eons of wind and rain sculpt the granite backbone of the Tucson Mountains into amazingly intricate forms. My favorite is the Rock Angel of the Desert.  Facing an outcropping opposite Cat Mountain, she stands silent, wings folded, head bowed, face obscured by its cloak.  Her form is ethereal.  For half an hour during the afternoon the sun paints the rock face with shadows, and she appears.  As the sun inexorably moves on its way to evening, she disappears from view. No named trail leads you to her, but the location between Cat Mountain and Cat Back is easily accessible, either from Tucson Estates II or from the east flank of the mountain which overlooks Tucson. The Hugh Norris Trail to Wasson Peak is a 4.9 mile hike each way that gains and loses more than 2,100' in elevation. A portion of the trail is created out of the mountain itself.  It's a stairway to Heaven!   These stone steps near the beginning of the trail have been around since shortly after the depression that hit the US economy in 1929.  They were built by the Civilian Conservation Corps. (the CCC) I've hiked up and down the old steps since 1998 with my old friend George Mitchell. The summer before last, I was pleased and surprised to find that someone was adding to the staircase. Javalina Press published a book authored by Larry Cox titled The Book of Tucson Firsts. There are some interesting facts and historical facts for every one. Everything from the first red light district to the first official Catholic Church in Tucson. Some of what you can expect. Air conditioning finally arrived to Tucson in 1930 at the Fox Theatre.The earliest mission in the Tucson area was San Xavier del Bac in 1692.The first Catholic Church in Tucson itself was in 1863.During Easter of 1914 100 golfers tested the first nine holes of the “skin course,” Tucson Country Club.In 1929 the first grass golf course opened in Tucson, the El Rio Country Club.Veterans Hospital was opened in 1928. You will find additional interesting trivia about Tucson throughout the book.

The Arizona Star reported that First Magnus halts loans. Falling prey to the mortgage debacle that is effecting availability of home loans across the nation. Its getting ugly out there. It looks like everyone is panicking about the sky is falling. We went through similar in the 1980’s with S&L’s closing. Pygmalion effect is at work. If enough of the herd believe, it becomes reality. Spook one and the whole heard panics, changes direction in a mad rush, and trample the weak or less fortunate. A friend explained it in layman’s terms. When people feel there is a dollar tomorrow to replace the one the spend today, they will spend it. If they feel that there is no dollar to replace it, they hold on to it. Tucson (TOO-sahn), Arizona is a great place to live.  Here are some reasons why I love it here so much: (no particular order.)We just passed the 1M mark and still feel and act like a small town.We make a point to go outside when it rains (and most of us don't own umbrellas.)The house with the biggest shade trees wins.You can go through our zoo in 1 hour.Rocky Point is only 4 hours away.Mt. Lemon is only 20 minutes away.We don't own heavy coats.We never put our shorts away.Home of the Chimichanga.Can you say.....ARIZONA WILDCATS!!!

Tucson Association of Realtors released their official report for July 2007. Reported home sales were lower than I anticipated with an official number of 1,098. I checked this morning and the adjusted sales were 1,137. Didn’t quite hit the mark of 1,233. This is the most I have been off since I started predicting sales in January 2006. Anyone can speculate on the cause. Was it the tightening of mortgage requirements may be one factor to the reduction? Was it the negative reporting from the media can be another factor adding to the fear some buyers may be feeling? Were some buyers being on vacation for the summer? The list can go on and on as can opinions. Though home sales declined from June, there is no consistent indication of the market sliding. August will provide a better picture. ...

Tucson News & Events I read an article in the Arizona Daily Star this morning about Tubac, title Tubac debate, stay rural or go suburban. So, my wife and I took a trip to refresh our memory. I remember my late father-in-law talking about the areas of Tubac, Tumacacari, and Arivaca. I remember the stories my wife would tell me or a romantic era in when they would travel to Arivaca, swim in the pool (now covered), row boats in the lake (now dry), and enjoy the festivities at the Cow Palace. I remember stories from a fellow worker who was a Highway Patrolman in the 1950’s chasing as he put it, “Old man Kinsley.” Because if he every caught hims speeding he would get the biggest steak in the restaurant.
