Foreclosures in Corte Bella, Sun City West, Arizona - 2009 There were 24 Corte Bella foreclosures that sold this year vs. 4 in 2008.  It looks as though 2010 will see at least as many, but could have many more than 2009 as the Corte Bella real estate inventories are running still higher than the current demand. Out of 101 total homes sold in Corte Bella in 2009, the 24 foreclosures equates to 23.8%. This is one of the highest percentages for the Arizona golf retirement communities but is still quite a bit less than the city of Phoenix where 65.9% of the homes sold this last year were foreclosures, or the current national average for that matter. Sun City West AZ Real Estate Market Update December 2009There are approximately 17,300 residences in Sun City West Arizona. Sun City West an unincorporated, age restricted community.  Consequently, most of the properties not being subject to school taxes.  It is a highly popular area in which people from all over the United States come to spend their retirement years. The seven golf courses owned by the Sun City West homeowners association, four are championship courses and three are executive-length courses. Presently, only 441 homes are listed on MLS for sale. Sun City West Arizona Golf Course Swans There are 7 golf courses owned by the Sun City West homeowners association, 4 are championship courses & 3 are executive-length courses.  Each of the seven golf courses have swans on their water holes.   A few weeks ago I played golf at Trail Ridge Golf Course in Sun City West.  Lake #3 Gus & Grace Lake #11 Lucy & Spencer Lake #14 Marcie Lake #16 Oppie & Pauly I met with a swan volunteer was was told that the swans are fed daily a mixture of a meal and wildlife pellets.  There is one volunteer for each golf course with volunteers spending about an hour each day to feed the swans.  Pebblebrook, Stardust, Grandview, Echo Mesa, Trail Ridge, Deer Valley and Desert Trails all have one volunteer.  Swans normally mate during the summer and can get aggres... 01/02/2010

Sun City West AZ Real Estate Resale Market Update There are 17,300 residences within the community of Sun City West Arizona. There are seven golf courses owned by the Sun City West homeowners association, four are championship courses and three are executive-length courses. Presently, only 441 homes are listed on MLS for sale. This comprises of 68 golf course properties and 373 non-golf course properties. There were 70 properties that sold and closed in escrow in December 2009.  10 properties were on the golf course and 60 properties were off the golf course. On average, the 70 properties sold for 5.3% lower than list price.  As of December 31, 2009, there were 63 properties pending close of escrow. Corte Bella real estate sales for the 4th quarter of 2009 have been posted to my website. Sales were up considerably this quarter (29 homes sold) over the same time period last year (11 homes sold). While the Corte Bella real estate market has struggled in the past due to high inventories and the Corte Bella foreclosures are still higher per capita than other retirement communities, the brisk sales of this last quarter show a glimmer of hope for this beautiful community.
