The bottom line is that Sedona is experiencing similar trends; however, the pick up in the market started earlier and appears to be moving more quickly. The Sedona real estate market continues to show signs of recovery with an increase of sales by 23% since 08.  Our pending home sales are up by a whopping 150% (which includes foreclosures and short sales).  However, of those pending numbers - 80% are either a foreclosure or a short sale home - 80%.  That is staggering. The median price point is down from 08 by 21% to $429,000.   This price represents all price ranges including the luxury market (over $1 Million). We are having buyer's come back into the market since the price point has dropped so substantially.  Our inventory has dropped by 23%.   Our bottom was in January with the median price point of $341,500. On my recent trip to Sedona Arizona, real estate was not top of mind. The beautiful scenery, the vibrant community, and a visit with family was, however. But I have to admit that Sedona Arizona real estate is fascinating and colorful architecture, and with the fabulous views virtually everywhere you go, it was hard, as a REALTOR, to not be pretty interested in what Sedona had to offer.   Well. the Sedona Home Sale Market Place is slowly inching it's way back up.  For the end of May - the Median sold price was $426,000.  down by 16% from last year at this time, but up substantially from our record low point of this past January at $341,500 The number of our Pending is up by 135% - which tells me buyer's are coming back into the market place in droves - because of the low pricing and interest rates.  the Vacant Land market has suffered tremendous wounds - down by  60% from the same time this past year with a median sold price of $121,000.  The Good news is that we are seeing more solds and pendings in that marketplace - which tells me that investors and buyer's (the one's with cash or great credit) are getting some incredible deals out there.   Sedona AZ Real Estate has had and continues to have its' share of Foreclosures and Short Sales undervalue our marketplace. Since the 1st of January 40% of our sold homes are either a foreclosure or a short sale.  AND of our homes currently under contract - 55% of those are Foreclosures and Shorts.  What is even more interesting is in the Sedona AZ Real Estate Homes for sale- of the 450 currently active - only 20% are either a foreclosed home or a short sale.  That tell's me that the Consumer is targeting those properties. We are starting to see even bigger discounts in the Foreclosure and Short Sale pricing - as lenders are trying to dump these off their books at a greater speed - and seller's in a short sale position are dropping their prices to entice a buyer to hang in therer for ...

  Statistically, we hit bottom on January of 09 with a price point of $341,500. Our solds are now averaging around $430,000. And we have more pending sales now, then we had at our all time high of May 05. 1/2 of those homes currently under contract are either a foreclosure or a short sale - which will continue to drive out market downward.  Of course alot of the homes currently Buyer's are taking advantage of our low prices, great interest rates, and realizing that this is the time to BUY!  Also, with the stock market slowly going back up, consumer confidence is on the rise both nationally and internationally. Favorite Sedona Hikes   One of the benefits of living in Sedona (and the Verde Valley area in general) is that it is incredibly beautiful, and one of the best ways to experience its beauty to to hike through it. You can hike pretty much year-'round, but in the Spring the landscape fairly calls out to you to break away and enjoy Mother Nature's gifts. You could probably hike a different trail every day of the year if you wished, but there are a few that I think of as pretty hard to improve upon, and have become favorites.   Devil's Bridge - overall one of the best bang-for-the-buck hikes in terms of views versus effort you'll ever find. Sedona Real Estate - Land is for the Buyer's taking! The Sedona AZ Real Estate Market is seeing a strong buyer's market in the Vacant Land Arena.  Currently there is a 7 year supply of vacant land on the market. What does that mean?   1)      Wilson Mountain - If you like long, uphill, strenuous hikes with jaw dropping views after hiking 5.2 miles and gaining 2400 vertical feet and topping out at 7000 feet; this hike's for you! Park at Midgley bridge & follow the signs. Summer sun makes this extra challenging. 2)      West Fork - If you like a flat, out & back hike(3 miles one way) that's shaded by towering canyon spires and lush vegetation along a babbling brook; this is the hike.   The big news in the Sedona Real Estate Market for 2008 is Foreclosures!  In fact, for the entire Sedona Area, there were 2,860 foreclosures - up by 500% from a low of 525 in 2005.  The entire area is being hit very hard by foreclosures - for they pull the median sold price downward!  And lenders are really slashing these homes to get them off the books.  65% of the homes being foreclosed upon are non-owner occupied.  In Sedona specific - The number of Solds fell from 254 in 2007 to 229 in 2008 - the lowest number of solds since 1996.  The median price of homes fell nearly 20% to a low of $480,000 in 2008.  And our luxury market hasn't faired much better.  The homes sold over $1 million is down 52% from it's high in 2006.Vacant Land has jumped out of the plane without a parachute - an...

  Well.  There is alot of information to digest. Currently there are 28 homes in Foreclosure in Sedona.  Our median Sold price for 08 is $480,000.  That figures takes into account the highest sold price and the lowest sold price - it is the median price.  That price is down by 16% from 2007.  The amount of sold homes from 07 to 08 is down by 11%.  However, here is where it gets really interesting...
