The Federal Deposit Insurance Corp (FDIC) shut down Arizona's largest Arizona's based bank. Based out of Scottsdale, First National Bank (the slef-described" home of the Alt-A mortgage", which was a specialist in lower quality mortgages. First National Bank of Arizona, Scottsdale, Arizona, merged with First National Bank of Nevada and is included in this action. The combined entity was taken over by Mutual of Omaha. According to the recent article form the Scottsdale Tribune, more homes were sold in June of this year than in June of 2007.  Although the number of recorded existing home sales was down 3% in June 2008 as compared with May 2008, the median price of the sale homes increased from $484,500 to $525,000. Mar. 24--A fire in a laundry room early Thursday morning demonstrates the importance of having properly working smoke detectors in the home, the Yuma Fire Department says.The 4 a.m. fire in the home at 2862 S. 18th Ave. set off a smoke detector that awakened the residents, who then began fighting flames and meanwhile called the Yuma Fire Department.Firefighters extinguished the fire before it could spread beyond the laundry room. There were no injuries."It's just a good example of how (smoke detectors) save lives and protect property," said Mike Erfert, public information officer for the fire department.Smoke detectors are "very cheap insurance" for the homeowner, he added. President Bush dropped his opposition Wednesday to a broad housing stimulus package aimed at bolstering the sagging economy.  Just hours before the vote by the House of Representatives , President Bush said he will not Veto the Housing Stimulus Package that is aimed primarly at what some saw as a bailout for neighborhoods hit hardest by foreclosures. Many buyers are writing contracts to purchase homes or Real Estate that is being offered as  'short-sales' .  Standard practice is to have earnest checks (or a copy of) attached to the offer. However, in the case of many , short-sales, as we have discussed in the past, they are not yet "approved" short-sales by the bank who hold the deed of trust to the subject property. Thus, should earnest money be deposited in escrow to bind the contract. Let me give you an example. Mr & Mrs. Buyer make an offer to a seller who is representing his home as a short-sale. We have a new system for our MLS and I am starting to get the hang of it. I am really excited about the ability to pull median home prices (instead of average). Here is a graph showing the median home sale values in Southern Scottsdale over the last year (per the MLS). I find the median price to be a more accurate portrayal of the market, since a few sales in the $1.5 million range were skewing the results in my average graphs. Here is my graph showing the average sale prices for the same dates:   As you can see, it is all over the place. I will be posting median sale prices from here on out. I am loving this new MLS system more and more!
