I have to say that I love meeting all the diversified and talented individuals whom I am fortunate enough to assist in buying and selling homes here in Scottsdale, Arizona. I met Donna and Herbert when I was a relatively new Scottsdale Realtor.  We became fast friends and kept in touch for several years. Finally, Donna convinced Herbert that they just had to move to Arizona. So, we began a search for them and their pets.  They now have a lovely home in north central Scottsdale and have not regretted moving "west". We have remained good friends. I saw an interesting article this morning on the Mortgage Bankers Association's website about FICO score trends and thier affect on new mortgages.   The current loan level price adjusters on mortgages purchased by FannieMae and FreddieMac reward borrowers with the bests pricing options if the appicant has a FICO score over 740.  There is another bucket (of worse pricing) for FICOs from 720 - 739, and several buckets under 720.  The lower your FICO score, the higher the loan level pricing adjuster, which translates to a higher interest rate.   This "risk based pricing" is used by mortgage lenders to determine the interest rate offered.  The best way to keep your FICO over 740 is to make all payments on time, keep revolving debt under 30% utilized, and  have a healthy mix of revolving / m...

Lately, Optima Camelview has seen the amount of product and pricing pressure accerlate. This is now attracting allot of buyers to the community. Always seen as the 'value' choice in Old Town (how $450 a foot is 'value' is beyond me), it's now becoming a smart move for first time home buyers, empty nesters and second homes. It also has some of the most reasonable HOA's (25 cents per ft) and some of the nicer amenities. If you haven't looked in a while you might want to take another look at Optima Camelview. April was a very good month for Scottsdale single-family home sales. The bulk of the activity is occurring at the lower end of the price spectrum, but we a re also seeing some promising signs in the luxury home market as well. This analysis looks at single-family resale homes in Scottsdale priced $1,000,000 and above over the last twelve months. - APRIL 2009 -  Homes Priced Between $1,000,000 - $1,499,999- Actives: There were 497 homes for sale in this price range. This is the first time this number has dipped under 500 in the last year. The 12 month average for this is 549.- Pendings: At the end of April, there were 30 homes pending, a 7.1% increase over March's 28. The 12 month average for pendings is 26, so this is positive. - Sold: April was a great month for home sales in this pric...

April 2009 was a great month for Scottsdale single family real estate. Active homes for sale are dropping, pending sales were way up and sales were very strong. April 2009 FindingsActive Homes for Sale: The number of homes on the market dropped almost 7% from March to 3,661. This is the fewest number of homes on the market we have seen in the last year and it is well below the 12 month average of 3,913. Pending Home Sales: Pending sales jumped to the highest level seen in the last 12 months to 487. This figure has been increasing dramatically month-over-month since Janaury of this year.
