You don't see this everyday. Two women in Scottsdale, Arizona wore not much more than body paint in protest of killing animals for their fur.  If they wanted to get the attention of people they did just that.  Men and women alike that walked or drove by waved or honked their car horns and yelled out, "Way to go or, Thanks!"When I drove by there were more reporters than spectators so I am sure they got there message out.  The protest was against Burberry's use of fur.  The Arizona Republic was there and have a photo of the protest on their site at the URL that follows:http://www.azcentral.com/community/scottsdale/articles/0918neburberry0918.htmlThe worse part of killing the animals is the inhumane way in which this is carried out.  So hats off to these ladies and I hope this works as wel...

If you live in Scottsdale, or are planning a trip to Arizona, or to relocate here, you may be interested in seeking out a street in Scottsdale where there are not one, but three "sister restaurants" on the same block in Scottsdale's famed "restaurant row", that are all "out of the box". Entertaining and delightful atmosphere with food dishes not found elsewhere. First you have Kazimierz World Wine Bar at 7137 East Stetson Drive where there are wines both reasonably prices as well as oh so expensive, and nibbles to enjoy. In speakeasy style patrons enter through a rear door. Once inside there is a funky interior and patrons are asked to sit in front of a no-fire fireplace, use unisex restrooms, and eat octopus in the desert. A unique experience awaits. On the same street is Seasaw, a non...

By anyone's definition, we are in the throes of a buyer's market here in the greater Phoenix area.  Approaching 55,000 active listings, there is more to choose from than at any time in recent memory.  It stands to reason that there are some truly amazing bargains to be had.  One misconception needs to be addressed, however.  It seems that everywhere I turn lately, people want to ascertain how much is "standard" to deduct from the list price when making an offer.  This is pure folly.Be it an article in the paper, an internet message board thread or a Real Estate radio show, talking heads would have you believe that there is some magical percentage of the list price that is appropriate for offers on all properties across the board.  The numbers I hear bandied about so cavalierly range fro...

According to the MLS, Citro Camelback is a 288 unit 15 acre modern redevelopment of 6 city blocks in Old Town Scottsdale, 1/2 mile from Scottsdale Fashion Square. When compared to similar projects in the area, the community offers great value, with a private residential elevator (standard), oversized private attached 2 car garage, private rooftop terrace, semi-custom floor plan, 4.5+ acres of urban parks within the neighborhood, 2 community pools, and 2 fitness centers. The public report is expected May 2007. The development is NEW CONSTRUCTION, not a conversion, with demolition to begin the summer of this year. Reservations for phase 1 started Dec 18 and half of the units have already been reserved.

The 28-acre project will be similar to Kierland Commons, but with improvements and more diverse architecture.  Completion of the first phase is targeted for fall 2008.The 1.2 million-square-foot project east of Kierland Commons will include shopping, restaurants, offices, condominiums, a cinema and a hotel.  Scottsdale Quarter is the latest mixed-use project at what is becoming a crowded table in the Northeast Valley with more participants expected. That includes projects that are in their infant stage such as CityNorth, a 144-acre development that the Thomas J. Klutznick Co. has started work on northwest of 56th Street and Loop 101. A Nordstrom department store is one of the anchor tenants.  This will be a combination of retail shopping, restaurants, and residential usage.  This project...

McCormick Ranch Parkway is one mile long, running only between Scottdale and Hayden Road at the south west entrance into the McCormick Ranch community. Someone told me they thought it was the prettiest road in Scottsdale. It's easy to see why, with the lakes, golf course and mountain views. This 15 second clip shows just a few of the scenic views along the way.

As many of you who follow my blog already know, I am married with 2 boys.  Jack is nearly 2 years old, while Wyatt is 5 months.  My wife, Brandi, stays home with them.    Our little Busy BeesOur older son, Jack, is an absolute handful.  He climbs on everything, destroys everything, claims ownership of everything.  In short, he is a boy.  While he has been enrolled in Little Gym, My Gym, Water Babies, etc, he quickly bores with the monotany and requires additional diversion.  One thing that always excites him is running errands with his mommy.  What is mundane for adults can often be an adventure for little ones. This got my wife thinking.  If he enjoys such seemingly uneventful visits to local businesses, imagine how much he would love it if the proprietors would let him go behind the c...

My buyers must think that I am an absolute buzzkill sometimes. How can an agent possibly find something wrong with 25 straight houses? Why would a Realtor always harp on the negative instead of getting excited about the positive? This market is why. When I am working with buyers, I tend to point out every conceivable flaw with each property we visit.  I have literally talked clients out of purchasing homes.  Be it a busy street, a vacant lot next door with suspect zoning, goofy architecture, etc, I am ruthless.  An anti-salesman if you will.  Not only does this give me credibility when I actually do show some excitement about a property that I think is a terrific value, but it protects the buyer's future interests.  Inside every good buyer's agent is a listing agent.  I know that someday I ...

Had an interesting conversation with a fellow agent in my office the other day.  He mentioned something that I had noticed, but not really thought too much about.  Why aren't sellers calling and screaming for their offers right now?  This particular associate has been in Real Estate for a long time.  He was in the business when interest rates flirted with 20% in the late 80s.  He was around for the stagflation of the 70s.  In short, he's been around. One thing appears to be substantially different in today's difficult market versus those dark times.  Anecdotally speaking, sellers appear to be resigned to the fate that they are being told to expect.  Namely, a long stay on the market.  I have further noticed that many seem to accept the eventuality that their homes might not sell at all. ...

Prevention magazine just announced their top 100 rankings for great cities to fitness walk in.  Scottsdale came in at #16.  The rankings are based on a number of factors, including beauty, weather, and safety. Some of the my favorite places to walk (and hike and bike) in Scottsdale include:The Indian Bend Wash which runs the length of South and Central Scottsdale along Hayden Road.  Great for walking, running, skating, and cycling.McDowell Mountain Sonoran Preserve, in north Scottsdale - 12,000 acre preserve with great hiking trails.Pinnacle Peak Park, in north Scottsdale - great views from this moderately challenging trailDowntown Scottsdale - for more leisurely walking with lots of window shopping in the many galleries and retail shops that line the streets. The City of Scottsdale posts...

Located in McCormick Ranch, Scottsdale, AZ 85258  Sandpiper or "the" Sandpiper as long-time residents call it, was one of the first subdivisions built in McCormick Ranch.  Comprised of 160 patio homes on 55 acres, the community is unique in the amount of open green space that gives the community a park-like feel.  Surrounded by McCormick Ranch Golf Course, the community is private and quiet.  The Sandpiper gate house is staffed 24 hours a day, and provides a single entry point into the community.  A full-time property manager is also on-site to maintain and manage the many aspects of this unique community. Since the majority of Sandpiper residents are part-time, this additional support is very appreciated. With it quiet streets and eight swimming pools, the community offers plenty of opp...

Located in McCormick Ranch, Scottsdale, AZ 85258 The first homes in Sandpiper were built in 1973, and housing values remained very static until the past couple of years.  The graph below shows the rise in values, through the end of last year.  So far in 2007, the number of home sales are still low, with only 4 on record.  Median sales price continues to rise, and is currently $589,500.

Chris Griffith put out a challenge a week or so ago asking those interested to enter in the Carnival of Ice Cream - The Real Scoop...being a connoisseur of good ice cream I could not resist saying a resounding YES!  I've been hemming and hawing all week trying to decide which is my favorite ice cream shop.  It's a HARD decision and I could not limit it down to one.  So I will blog on several:My VERY favorite of all Ice Cream Shops is Sugar Bowl Ice Cream Parlor on 5th Avenue and Scottsdale Road in Downtown Scottsdale...The Sugar Bowl has been around since the 1950's and definitely takes one back to that time and era. My husband and I got stuck on this place when we lived there and we visited it often.  The banana splits were (and probably still are) to die for...my husband liked the roo...

I would like to personally announce that we have a wonderful new addition into our A/R family. Please take a few minutes to meet Dru Bloomfield, REALTOR with John Hall & Associates.   Dru is a long time Scottsdale resident and an experienced real estate professional. Sure, I could have said REALTOR, again, but I wanted to emphasize that Dru is a true professional. She treats each of her clients fairly and always with respect.  Dru's certainly one of the nicest and most ethical professionals I have ever met (and I'm not just saying that because she's allowed me the honor of staging a couple of her homes). She is a consummate professional - representing both buyer and sellers with service beyond their expectations.  Referrals are also treated the same way - seller, buyer and agent.  You g...
