I was reviewing a column by Misty Williams of the Tribune newspapers on what the high end market is doing is Scottsdale. Since Scottsdale has limited land left she reported that most of the land that is being purchased now are small partials for custom homes. These multi-million dollar homes are still selling and developers are still able to sell them. There are some new homes being built in 4 particular areas now.  The Ranch at Stagecoach Pass will be 2 acre parcels with huge homes on them. Only 10 homes are going to be built in this area and you can imagine what they will sell for.Portero is another subdivision being built and will consist of 65 custom home sites on 190 acres. We had an opportunity to shoot a Bobcat (photo) and wanted to share a really cute face with you.  As quickly as it saw me it turned to run in the opposit direction.  Out of disperation to get the shot I actually said, "Kitty, Kitty" and to my astonishment she stop and turned to look at me. I had to take a quick shot and didn't get the quality that I was looking for but did get what you see. (True Story) These kitties are usually found in the Southwest. The bobcat is larger than a domestic cat, and has a short tail and ears with short tufts at the tips that look a lot like feathers. We have a couple of adults that live close by or at least we think they live close because we see them frequently.  Their coat is yellowish tan with scattered dark spots making them a beautiful cat. Bobcats c...

I just came across a posting on another Real Estate forum asking for horror stories related to moving.  I was spurred to bring my particular fiasco to AR.  The names have been slightly altered to protect the innocent from being frivolously sued by the guilty.As an agent, you would think when the time comes for a move that my fleet of angels would swoop in and deliver my affects safely to my new home without mussing a single hair on my head. Realtors are buying homes left and right in Phoenix, Scottsdale and Paradise Valley.  Not just for investment but for their familes.  Why, because this is the best buyer's market I have seen in 34 years of selling Real Estate in Arizona!  It even took me by surprise.  Several of my associates have either moved up or downsized in the last 3 months.  The really neat part, is that interest rates are still very low.  That won't last forever.  In the 80s we had rates that were above 12%!  Most people don't remember that.  It could happen again.  Right now 30 year fixed is hovering around 6 1/2 percent.  With low rates like that and a dip in home prices (that won't last much longer either), it is the perfect time to buy. And Realtors know it!  Shhhhh, don't tell anybody, just go buy something!

Ritz-Carlton Scottsdale The Ritz-Carlton is coming to Scottsdale. Five Star Development Resort Communities LLC has completed the purchase of 122 acres of land in Central Scottsdale. The developer plans to build a 225-room Ritz Carlton resort on about 23 acres. The plans also include 55 luxury single-family residences, 119 town homes, 27 one-acre home sites, and 30,000 sf of retail. It will be the world's first Ritz-Carlton master-planned community. If you live in Scottsdale Arizona or are planning to visit the area this week you may want to check out the Old Fashioned Celebration that is planned for the Fourth of July. Scottsdale does not plan any fireworks, but instead they are hoping to bring a home town picnic atmosphere for people to enjoy.
