Arizona just passed 90,000 real estate licensees.  It's almost as if new Arizona residents are getting a real estate license at the same time they get their new drivers license!   But seriously, the real estate schools are filled with new agents and so is the marketplace.  With the sheer number of contracts being produced, being busy is an understatement.  Some of the biggest complaints from agents include non-responses to offers.  It's critical to respond to every offer with a rejection of some sort.    Take the time to formally present every offer to a home seller and formally reject any offer that is not accepted.  If someone files a complaint, that's the first thing your broker is expected to produce - a signed rejection.  The Department of Real Estate requires it! Maintaining ethic...

Active listings have increased for the month of July by 15%  since June 26.  The highest increase in active listings by price range is $400,000 - $600,000 increasing by 21%; followed by $600,000 - $800,000 increased by 17%. Days on market stayed the same from June to July at 26 days.  If nothing new came on the market, it would take 26 days to sell all of the real estate in Maricopa that is currently listed for sale on the MLS.  However, homes listed between $2 and $3 million experienced a jump from 25 days to 91 days on the market. Prices are still rising!  The median sale price for a home in the Phoenix Metro Area is $410,000 as of August 8, 2021, up from $400,000 in June.The number of listings under contract is following the same seasonal trend line from 2020.   It's very typical for...

Home Sellers: There Is an Extra Way To Welcome Home Our Veterans Some veterans are finding it difficult to obtain a home in today’s market. According to the National Association of Realtors (NAR): “Conventional conforming mortgages (mortgages that conform to guidelines set by Fannie Mae and Freddie Mac), accounted for 74% of mortgages obtained by homebuyers in May 2021, an increase from about 65% during 2018 through 2019…The share of VA-guaranteed loans has also decreased to 7% in May 2021 from about 10% in past years.” Recent data in the latest Origination Insight Report from Ellie Mae sheds light on the continuation of this trend.
