Oops! Home Prices Didn’t Crash After AllDuring the fourth quarter of last year, many housing experts predicted home prices were going to crash this year. Here are a few of those forecasts:Jeremy Siegel, Russell E. This is up 72% over April 2022, but at that time, Scottsdale was severely lacking in homes for sale. Inventory at the end of April was down 9% compared to the end of March. The Best Time To Sell Your House Is When Others Aren’t SellingIf you’re thinking about selling your house, you should know the number of homes for sale right now is low. That’s because, this season, there are fewer sellers listing their houses for sale than the norm.Looking back at every April since 2017, the only year when fewer sellers listed their homes was in April 2020, when the pandemic hit and stalled the housing market (shown in red in the graph below). Scottsdale Housing Market statistics are provided by subscription to the Cromford Report.  The Cromford Report includes all sales from the Maricopa County Assessors office, northern  Pinal County and southern Yavapai County.  With the housing frenzy in the rear view mirror, the current Scottsdale housing market statistics for homes over $3 million in 85262 are surprising.  For homes in that zip code over $3 million, active listings have picked up to 31 homes.  For a zip code of 12,701 primary and secondary home owners, this is not a large number.  Given that there were 25 in February of 2020, this is not a huge increase.   By comparison, this chart by square foot shows all of the active listings in Scottsdale.  There are 98 homes available in Scottsdale from 5,000 to 6,000 square feet. ...
