The Market Report for San Tan Valley July 2013 reveals a number of interesting statistics regarding the local real estate market. The San Tan Valley area includes neighborhoods such as Johnson Ranch, Morning Sun Farms, Pecan Creek, San Tan Heights and Ironwood Crossing. The local market insight tells us that the number of new listings in San Tan Valley in July 2013 rose by 3.2% from June, from 218 new listings up to 225. The number of new contracts was down by 1.8% from 226 in June, down to 222 in July. The number of closed sales decreased by 5.8% from June, from 225 closings to 212 closings in July. The median sold price rose a bit from $140,000 in June up to $145,000 in July, up 3.6% from June and up 18.1% from July 2012 when the median home price was at $122,750.
