September STAT data provides some interesting numbers as it suggests a shift in current market conditions. Total inventory numbers are increasing, up 9.4% for the month and 7.3% year-over-year. With total inventory numbers increasing and pending sales contracts declining, the trend is pointing toward a balanced market. On October 1, 2012, there were 9,700 pending sales contracts, there were 6,580 in September. Sales volume fell from the previous month, this drop was seasonable and expected, while year-over-year sales volumes were comparable. Yearly sales volumes over the last two years are nearly identical with the median sales price ($185,000) and average sales price ($236,700) up 23% and 19% respectively. Mortgage Rates Mortgage bond prices were higher this week, which pushed mortgage rates lower. Rates improved Monday after reports that Fed Vice Chair Yellen looked like the clear choice to replace Chairman Bernanke when he steps down. The positive movements were erased Tuesday and Wednesday morning as traders positioned themselves for the tapering announcement by the Fed Wednesday afternoon. That did not materialize and rates improved Wednesday after the Fed meeting. We lost some of the improvements late in the week. St. Louis Fed President James Bullard said Friday that, "This was a close decision here in September" and this reignited the tapering concerns. The Market Report for San Tan Valley August 2013 reveals a number of interesting statistics regarding the local real estate market. The San Tan Valley area includes neighborhoods such as Johnson Ranch, Morning Sun Farms, Pecan Creek, San Tan Heights and Ironwood Crossing. The local market insight tells us that the number of new listings in San Tan Valley in August 2013 rose by 7.1% from July, from 225 new listings up to 241. The number of new contracts was down by 6.3% from 222 in July, down to 208 in August. The number of closed sales decreased by 6.1% from July, from 212 closings to 199 closed sales in August. The median sold price remained the same at $145,000 in August, with no change from July and up 20.8% from August 2012 when the median home price was at $120,000. Our market is s... 09/16/2013

Before the most recent real estate boom in this area, San Tan Valley Arizona did not exist. All of the homes that were in that unincorporated area of Pinal County shared a Queen Creek zip code and had their mail delivered by the Queen Creek Post Office. There was only one zip code at the time, 85242 which encompassed the entire area. So, many of the families that lived in that part of Pinal County, believed they lived in Queen Creek because all of their bills, and everything that was addressed to them, showed them as having a Queen Creek address.
