Strange Requirements for a New Home - Too Many Restrictions? It is really great to have a Buyer Prospect who knows what he wants and can afford to buy it. He can afford to be in the "best" neighborhoods in town. He is an out of state Buyer, so I need to get him photos and reports to keep him happy and to encourage him to travel to Prescott to see the homes I can find. Among other properties, I sell recreational land, cabins and homes in remote areas, mostly in the Prescott, Seligman and Ash Fork areas in Yavapai County Arizona. These usually are on dirt roads, have no access to on-the-grid electric power and have no well or municipal water source. These properties are not good candidates for lender financing. Indeed, it may be impossible to get a conventional or a government-backed loan from an institutional lender on these properties. Mule Deer at my patio window. I live in Hidden Valley Ranch in south Prescott. It is quite close to The Prescott National Forest, so we frequently have wild animals coming through our yard. It is common to see deer, javelina, and smaller animals such as squirrels, birds and rabbits here. I have heard that a neighbor only a few doors down had a mountain lion look in through the patio window. This week I noticed my dog, Beau, also my real estate assistant, staring through the patio door rather intently. As I looked closer, this is the view he had. Beau and the deer were having a "stare down." The deer stayed there for a long time chowing down on a small tree that was there. It is easy to see how she would be a Mule Deer. I helped my client (let's call him Bill) buy a lot in a nice neighborhood buy an in-fill lot. It was a good lot at the end of a cul-de-sac. The neighbors did not want the house built there. The Architectural Review Committee made Bill redesign the home three times to change the front elevation. Now the home is nearing completion and one of the neighbors has decided to wage a war on my client. Here is an aerial view of my Bill's lot before Bill's house was started.
