Taking Making Time to Network - Part II Step two – participate. In a recent post I discussed a few of the ways a Home Stager can plan to network. Today, I’ll explain further how to use Networking Groups and Events to get the most out of your networking experience. There are several ways to play a part in the various groups or events in which you choose to become a member or participant. Keep in mind that if you join a pre-existing group it will be a good idea to simply observe for a few meetings while you evaluate ways you will be able to use your particular skills and information to benefit the group and its members.  Most groups are always in need of volunteers for the various activities in which the group participates. Be ready to become one of the helpers even if it means you will ...

Taking Making Time to Network One of the first things one notices when deciding to make a career of Home Staging is that the entire industry is in its infancy. Many Home Staging businesses are also in the start up phase. With that in mind it occurred to me that Home Stagers therefore must find ways to not only connect with our potential clients but also to educate them concerning the benefits we bring to the table.  The way we can do that is to network. As a matter of fact we may want to make the word “Network” a mantra of Home Stagers. So repeat after me, “Network, Network, Network!” “But how?” you may be asking. Well, the answer will come in sections.  Foremost, one must make the decision to become involved. Step one – join.   There is a vast array of networking groups or events whic...

In Northern Arizona there is a way to become more informed about preparing a home for resale. Are you a home owner who is thinking of putting your home on the market? Do you already have your home on the market? Are you a real estate professional who would like to understand more about how home staging fits into the marketing package?                                         If you answered yes to any of the above questions you will interested in attending the class at Yavapai College beginning on September 21 titled Sell This House: Staging for Owners and Real Estate Agents.   The General Course Description states, “If you are a home owner who is thinking of selling your home or if you are a real estate agent or broker who is wondering what all the buzz is concerning Home Staging this ...

Staging Takes Center Stage You don't have to be a star to be in Beth Ann Shepherd's show. Sheperd is one of those "to the stars" service providers, in this case, setting the stage to position a home for sale or staging. It's a smart marketing move when it's time to move a home in just about any kind of market. Staging is to the interior of a home what curb appeal is to the exterior -- nipping and tucking, furnishing and accessorizing, buffing and polishing until the place looks like a model home, without being clinical. But it can also include curb appeal. With just the right special effects, the effort can transform a home into a house of dreams and help potential buyers visualize potential. Done wrong and a home can become more like the set of a horror movie, a real house of screams. ...

So here I go......How can I complain about the rain yesterday when we need it so desperately? It came down in buckets, cats and dogs, even monkeys and goats. The heavens opened and I got soaked. I loved having the refreshing rain fall against my skin. It was even ok it fell against my skin in a downpore. All of Arizona has been so dry. We are drier than usual - it needs to feed our 7 year drought. It was a wonderful rain.  I truly hope my furnishings were not damaged as I destaged a vacant property that I just staged 3 weeks ago. It sold so quickly. High-end homes have not been moving as quickly as low and middle-end homes in this area. I crossed paths with the new owners durning the destaging. They were also displeased with moving in the rain. But what a treat to move into such a wonder...

Arizona Activerainers should come to Prescott this summer to cool down (hey, it's only 103 here!) and experience old time radio with the Citrus Valley Playhouse.  I ran into show creator, writer and host Brian Nissen at my Realty 2000 Prescott Main Branch Office aka Cupper's Coffee House:His latest creation is this funny, good natured radio show that somehow illustrates what the Andy Griffith Show would have been like if famed Maricopa County Ssheriff Joe Arpaio would have been running Mayberry, North Carolina.  I can't wait to see that. The show is playing at Prescott's Elks Opera House at 117 E. Gurley St. in Prescott, AZ.  It runs every Friday from June 22 to July 27 at 7:30 PM. Great way to get run over on Gurley Street taking the photo above. We got to talking about blogging (hey, ...

Didn't see this two years ago:As a matter of fact, the 2 years ago, sellers couldn't get out of the chair.  Multiple offers had the sell side making hay while the sun shined.  But, market conditions have changed dramatically and the photo above is a big clue: buyers need to step up and bid down these prices.Sure, I have had the phone hung up on me.  It is hard for sellers to see an offer below their asking price.  But sometimes they may not have a choice. At PrescottScott.com buyers now can stay in their chairs while grabbing these 2007 priced homes Please visit my Prescott blog for more details.

My wife and I were out in the forest last weekend and decided to stop by the Lynx Lake Marina for a bite to eat and a cold beer after a short hike.  I hadn't been to the store in a number of years and was pleasantly surprised to find a great little restaurant.  On Friday nights they have a fish fry and on Saturday evenings you can enjoy authentic German food, like my grandmother used to make.  You can enjoy a quiet meal and take in the sites of beautiful Lynx Lake.  Next time you are in the area, stop by, you will enjoy the experience.

I am a firm believer in the motto "some see the glass 1/2 empty, and others see the glass 1/2 full".  I choose to see the current market conditions as the glass 1/2 full.  Interest rates are still low when compared to recent history, prices continue a slight decline or are stabilizing, buyers are in the market and sellers are getting more motivated.  That sounds to me like a good time to be in the market.  For those motivated sellers, price your home competitively, stage your home so it is ready to sell and make your home as easy to view as possible, there are enough unrealistically priced listings on the market to really set yours apart from the rest. Listen to what your agent has to say, they are trying their best to give you the advice necessary to sell your home.Buyers, now is the t...

I was reading Inman News this morning and the question came up "where do you see the MLS in the future?". I started thinking about that question, do we need all of the local MLS systems?  It has been discussed many times before, but why not let web companies like Trulia, Zillow etc. create one source for nation wide listing information, open to the public and all real estate agents.  Combine the mapping technology, valuation data, etc. into one location where opinions of price, value, condition could all be posted and open to the users scrutiny.  Information without obligation, as we say at Help-U-Sell, would attract huge numbers of visitors and provide access to all the information available on a given property.  Many IDX feeds filter out information available to the public (our's choo...

Well the numbers are in for 2006 and overall it was not a great year.  Sales for the area were off by about 30% from the year prior and December, typically a slower month, did not show any signs of improvement.  One of the biggest impacts on our are is the downturn in Phoenix and Southern California, areas where many of our buyers came from.  So the question keeps coming up, "how long do you think this will last?" "when do you see this thing turning around?" "should I just rent my home and wait for the market to turn?".  I don't think anyone really knows the answer to those questions, we must realize that markets change, they go up, and they go down, but people will continue to move to our part of the country looking for the quality of life our area offers.  There are homes selling ever...
