What a roller coaster!  January started out unlike the regular seasonally slow housing market. Active listings took a nose-dive while sales picked up!   Active listings here dropped considerably as compared to January 2021.   Notice that days on market have ticked upward slightly and are currently 35, among the fastest in the country.  Even though days on market ticked upward, sales remain unaffected in Maricopa County due to demand and low inventory. Prices are still rising.  Year over year,  Median Sales Prices have risen from $350,000 to $445,000, a 21% increase in prices.    Median Sale Prices are achieved by removing the very high and very low prices.  Average Sales Prices aren't used as that's not as realistic for reporting; that method includes the sale of a $21,500,000 home!    ...

Here is the most recent Phoenix AZ Real Estate Housing Market Report for January 2022:  The average sales price of Phoenix homes increased for the second straight month going from $539,734 in December to a new all-time high of $551,699 in January of 2022. The average sales price of Phoenix homes had decreased in January of the previous two years.After decreasing last month, the average sold price per square foot of Phoenix homes increased from $273/sf in December to $283/sf in January of 2022. Here is the most recent Phoenix AZ Real Estate Housing Market Report for December 2021:  After a slight decrease in the average sales price of Phoenix homes last month, the average sales price markedly increased in December reaching a new all-time high of $539,734. The average sales price of Phoenix homes continued its upward trend throughout 2021.At the same time, the average sold price per square foot dropped slightly, down from $275/sf in November to $273/sf for December. Here is the most recent Phoenix AZ Real Estate Housing Market Report for November 2021:  After a nice increase of $21,191 in October, the average sales price of Phoenix homes slightly decreased $1,778 in November bringing the average sales price to $523,062. This is only the third decrease all year, but November has seen a drop in average sales prices in three of the last four years so it is not unusual. After decreasing in September, the average sales price of Phoenix homes increased another $21,191, reaching $524,840 in October. Living in dusty Phoenix, I've heard rumors that dust has an effect on solar panel power production.   It stands to reason that a layer of dust might diminish the sun's rays from being absorbed completely by the panels.   So the big question is, do solar panels work when they get dirty?  Panels can collect more than just dust.  Birds might find a spot to perch above an array, adding a layer of "you know what."  That layer of "you know what" can accumulate and reduce a panel's production.   Between that and dust, efficiency can be impacted.  But how much of a reduction in power?     Now that apps have been created that show the power generation for each panel at the push of a button, it can be easier to track.  Power production can be tracked for a daily or monthly average.  Comparing tha...

Visiting my daughters about six times a year means travel.  None of them live in Arizona so visiting includes lots of planning and airline flights.   On my  plane rides, it’s typical for me to bring a variety of reading materials.    On a recent trip I brought a book that has been in the drawer of my nightstand for 2 years.  Now is the time I figured to pull it out and bring it along. The book I brought was given to me by a past President of the Scottsdale Area Association of REALTORS® during my first full year as a Director.   The book is “Leadshift” by John C Maxwell.   This past Director has served a variety of positions for the National Association of REALTORs®, Women’s Council of REALTORs® as well as the local association.  She’s an amazing leader and inspires others with her words...

Here is the most recent Phoenix AZ Real Estate Housing Market Report for September 2021:  The average sales price of Phoenix homes increased each of the first five months in 2021. After decreasing in July and increasing last month, the average sales price of Phoenix homes decreased by just over $1,200, to $503,676 in September. A longtime friend of mine shared a mobile veterinarian service, "Valet Vet."  His daughter works there and the company is 100% female owned and operated. Looking at their site, I was very impressed with the level of expertise and experience!   Their Yelp reviews are impressive! https://www.yelp.com/biz/valet-vet-mobile-veterinary-services-phoenix If you're looking for mobile vet care - this looks to be a great company with excellent, caring service!   If I had a pet, I'd want that level of care :)  They do have a physical address where specific services are performed, but all are able to come to you in your home to service the needs of your pet.
