Here is the most recent Phoenix AZ Real Estate Housing Market Report for May 2022:   The average sales price of Phoenix homes increased again this month, going from $618,420 in April to a new all-time high of $621,356 in May. The average sales price of Phoenix homes has increased in 12 out of the last 16 months.The average sold price per square foot of Phoenix homes continues to increase for the fifth straight month, going from $273/sf in December of 2021 to $317/sf in May. The Phoenix average sold price per square foot has only decreased twice in the last 27 months. The Phoenix days on market decreased for the fourth straight month after increasing for seven straight months. Statistics show that the pandemic caused many relocations across the country. Since so many are now able to work remotely, it makes sense that people might choose a location that had formerly been just a vacation destination.  But where are these workers choosing to live?   The answers might surprise you!  An article by AZ Big Media, 2/22/22, "Migration Snapshot, Here's how many People are moving to Arizona" shared "Suburban net move-ins increased the most in Sacrament, followed by St. Louis, while net move-outs increased the most in San Francisco, followed by New York City.  Some of the migration, thanks to the pandemic, has changed populations based on less "dependency on public transportation." Greater Phoenix Metropolitan Area Market Snapshot - April & May 2022 The market has begun to change rapidly. Rising supply with falling demand makes this the moment when the market begins to balance and cool down from being one of the longest seller’s markets I have ever experienced. This weeks mortgage has hit a 13 year high and is now averaging 5.27%, reported by Freddie Mac. “The average sales price as of May 1st stood at $591,000” says Tom Ruff of ARMLS STAT and he expects prices to further increase, but with falling demand - which seems a paradox explained only by inflation. There is a lot of whispers about the current housing market resembling the housing recession.   The public "feels" the rise in home prices, the rush to buy, multiple offers, and low inventory, thinking a bubble is on the horizon.   My immediate reaction is, "No.  This is not going to turn into a housing recession or a bubble."  This 2004 Arizona Republic begged the question, "How long can prices rise."   \Why we are not going to experience a bubble in real estate in Arizona?   WE DON'T HAVE ANY OF THE SAME DYNAMICS that existed in 2005-2006.  Financing Home buyers must now pre-qualify with a lender and submit documentation to be approved for a mortgage, versus the "fog a mirror" and get a loan.    The risky sub-prime/negative amortized  loans and 100% financing with interest only paymen...

Is there an odor from your dishwasher?  You've already ran your disposal and still smell the odor.  You've cleaned out your sink with vinegar, baking soda and every cleaning product you can think of AFTER running your dishwasher.  And yet, the odor persists.  BUT, have you checked the filter inside the dishwasher?  Check the bottom of your dishwasher and search for the filter cap. Unscrew the cap to check for debris and grime.   Clean the filter with a soft brush under running water with dishwasher soap.  After you remove the filter, pour in some white vinegar and replace the cleaned filter. Now run your dishwasher again.  The odor should be gone!  P.S. Average Phoenix sales prices dropped from an all-time high of $581,233 in February down to $579,045 in March which was not much of a decline.
