Another glorious day in the Rim country of central Arizona.  Had 4 cow elk in the yard this morning.  Hummingbirds are hitting the feeders with a passion. Day temps are in the high 60's and low 70's with some colling to the low 40's at night.   Fishing reports are good for bass and crappie and fair for trout.  Some of the rim lakes are still iced over but should thaw real soon.  Lots of houses for sale here in Payson and some are real bargains.

This is April Fool's Day, but I'm not making a joke. Instead, I'm risking looking the fool by sticking my neck out and making a prediction. My husband tells people he broke his crystal ball a long time ago. We've been telling Sellers that we THINK the market isn't going to get much better until MAYBE Summer 2009. But I'm hearing things on the internet, on TV, at continuing education classes, from prospective tenants, from Sellers. I think things are going to change some here this Summer. A little background: We own and operate our own office in Payson, Arizona. Payson, for the majority of people who don't know where it is, is a small town (around 16,000 or so population) about 90 miles North of the Phoenix area. Basically, there are too many homes on the market, at too high prices, too few sales, and things aren't changing. We are still waiting for the snow. We have had alot of rain this month but no snow. Although there was quite a bit in the White Mountains and even in Heber Az. Snow means moisture for our forests and always welcomes new tourists to our beautiful Rim Country. Has anyone else in Arizona or other area's expereinced alot of snow fall?

I HAVE BEEN RESEARCHING THE REAL ESTATE ADS ON EBAY LATELY. I WOULD LIKE SOME INPUT FROM ANYONE WHO IS ADVERTISING AND SELLING REAL ESTATE ON EBAY. I SEARCHED MY OWN TOWN A FEW MONTHS BACK AND FOUND THAT THERE WAS A SELLER ADVERTISING HIS OWN PROPERTY ON EBAY. HE HAD HUNDREDS OF HITS ACCORDING TO THE HIT COUNTER AND I STARTED TO THINK ABOUT IT. I EMAILED HIM AND HE WANTED ME TO COME AND VIEW HIS HOME AND TELL HIM MY PROFESSIONAL OPINION ON WHY HIS HOME HAD NOT SOLD. IT BROUGHT ME FACE TO FACE WITH A POTENTIAL SELLER, DID NOT TURN INTO A LISTING BUT IT GAVE ME SOME INSIGHT ON ALTERNATIVE MARKETING. Payson is really beautiful right now! The trees are turning colors, evenings are cool, but the days are in the 70s. Come to Payson for the "123rd Annual World's Oldest Continual Rodeo"! That's what they call it. The festivities start today (Aug. 17th) with a 7pm performance. The Rodeo parade will be right on Beeline Hwy (Hwy 87) starting at 9am on Saturday morning. There are more performances Saturday at 1pm and at 7pm, and at 1pm on Sunday. The Rodeo grounds are just south of Payson. Payson prides itself on its western heritage- and this is the time to see it. The usual crowd came for the festivities. There were the usual number of people trying to park cars a) where they wouldn't fit or b) where they weren't allowed to park. The grassy hills filled up with people. The fireworks went off without problem. Flagstaff cancelled their display. I'm so glad Payson didn't. They shoot the fireworks out over the lake, so any embers land in the water. The setting was so peaceful and the fireworks were spectacular. The booms echo back off the surrounding hills. I would have tried to photograph the actual fireworks, but I was using my pocket PC, and it was nearly out of charge.The Phoenix news presicted that the temperature there would probably be about 107 at fireworks time. I'll bet Payson was about 75 or lower. I saw a few people with light jackets on....
