Yes, My House is ACTIVE on MLS, but No...I don't Want to Show It I currently have a buyer that is very interested in a particular Oro Valley Community, and has a certain price point he'd like to meet.  That price point means we need to be watching distressed sales. I have my hotsheets and alerts set up, and this weekend a wonderful short sale came up with a newly revised status change - back to ACTIVE. This was day one of the change. Hiking on Linda Vista Trail in Oro Valley, AZ This weekend my husband and I took an enjoyable hike up into the foothills of the Santa Catalina Mountains, under Pusch Ridge. I love the views. Here's a map so you know your way around. Take plenty of water, a few snacks, and a camera! Don't forget to watch for venomous creatures like rattle snakes and gila monsters.  We found several of these colorful little lizards, brave enough to pose for camera shots.  They are common in this area, and are called the Crotaphytus collaris or eastern collared lizard. Here's another. And becoming ever more common, the very unpredictable male two-legged lizard, of the scientifically named variety known as the Pachyda-cellphone-ii. For Mother's Day,  we drove down to Tucson on Saturday and told mom to choose where she wanted to go for dinner.  She chose   BUBB'S GRUB located at 16010 N Oracle Rd, just minutes north of Tangerine.   BUBB'S GRUB pride's itself on the best barbecue this side of Texas and I have to agree. According to the U.S. census bureau, the average person moves 11.7 times in a lifetime.  About 1 in 6 Americans move every year.  The highest moving rate seems to target young adults in their twenties. Short Short Sales and Fast Fast Financing! On December 15, my client put forth an offer on a lovely property in Oro Valley, Arizona.  It was a short sale, and had two mortgages on the property. Anyone who works with short sales knows that they are anything but, and can sometimes take months and months and months.  And if there is a home loan AND a second mortgage or HELOC, the process gets even more complicated. Arizona has at least 10 Fly-In Communities.  Oro Valley's La Cholla Airpark, located 20 miles northwest of downtown Tucson, is one of these.
