The master-planned community of Gladden Farms, located in Marana just minutes west of I-10 and Tangerine roads, has been in the news quite a bit of late!At first it was the bicycle trail, that now connects to the loop that encircles the Tucson area.Then, the building of the new Gladden Farms Elementary school, set to open for their very first year this fall.And now, in 2016, three more neighborhood blocks have been purchased by Meritage, KB Homes, and Richmond America as the area continues to grow.Sewer lines are currently being installed all along Tangerine Farms for businesses and residential sprawl to tap into.  One of the priorities of the town of Marana is to get raw land ready for businesses to move.All of this is having an impact on resale homes.  It is amazing what lovely, new... 07/28/2016

Found this previous post sitting in my draft blog folder today and wanted to re-share it, as the Marana Farmer's Market is a great neighborhood boon!Every week, on Tuesday, you can find fresh veggies and fruit for sale.  The farmers' market runs 3-6 p.m. with produce grown in neighboring farms and gardens.  Other vendors sell eggs, honey, and even meat on occasion!  To get to the market from Tucson, take I-10 to the Marana exit; turn left at the end of the ramp; go approximately 1.5 miles and turn left on Barnett; then turn left into the Marana Municipal Complex. New Elementary K-6 To Open in Gladden Farms July 2016This new K-6 Marana School District Elementary School is located on 10 acres, situated at the corner of Tangerine Farms Road and Gladden Farms Drive, with classes scheduled to begin in August 2016.The Public will enter Gladden Farms Elementary School from Gladden Farms Drive. Pima Cotton, Clark Farms, and Marana AZ HistoryIn the last Community and Regional Update Meeting I attended, sponsored by the Marana Chamber of Commerce, I have to say I got doggone excited over our farming history!  Can I say it has something to do with years of dairy farming near Green Bay, WI?  I'll never tell - but I did enjoy hearing about the innovative tractors that eliminate all those repeat trips over the same plot of land !!! Marana Home Sales Affected By Decreasing InventoryIt's been interesting reading the market reports lately.  Sales are down a bit -- not because of a lack of buyers, but because of  a lack of inventory!Take Dove Mountain, for instance.  There are very different communities in this area, but there's a grouping of affordable neighborhood homes that include Villages of Dove Mountain, Quail Crossing, and Villages at Red Hawk.  All in all, just under 650 homes.Currently, .011 of them are listed for sale, all but one available for under $190,000.I thought I'd try a few other NW Tucson neighborhoods just to check the trend.Skyranch (Meritage Homes for resale in community off Camino de Manana) - .030 percent listed for sale, $225K - $349KGladden Farms:  1237 homes - .018 percent are listed for s... 09/21/2015

Gladden Farms Marana Market Summer SnapshotIn the sprawling neighborhoods of Gladden Farms, inventory is up a bit for the summer months.  Currently, there are 29 ACTIVE listings for sale, 8 Active Contingent with contracts, and 23 CLOSED over the past 90 days. Seven homes closed in July.Selling averages took 46 days on the market to get an accepted offer over the past 90 days, with those selling in the past month (save one at 52)  being quick sales in 32 days or less. That tells us that homes priced right can count on quick sales.Average sold homes were priced at $175,571, down from July’s blog post of $186,482.
