Crushing the Numbers: Market Stats for Gladden Farms in Marana, AZIn looking at the past month, stats are really UP in Gladden Farms; So many more closings than multiple years' preceding.  Currently, there are 18 homes on the market including distressed sales (2). Years built range from 2005 to 2011 on lots of land from .14 to .23 in size.11 of the 18 homes are under 2000 square feet. All of the homes together average 100.13 a square foot, but this number drops dramatically when taking in the very large floor plans ranged from 3683 to 4045 square feet.Seventeen homes are under contract, or active contingent. That's an amazing number for a community that regularly saw 3 or 4 sales a month. Pending closing, add another five.In the last month alone, 11 homes have sold, priced from $159,900... 08/19/2016

I've been tracking Gladden Farms since 2007 and the numbers are really interesting.If you purchased your home a few years back and are contemplating a move, NOW might be the perfect timing.  I did a study on homes sized 1200-1800 square feet in our neighborhood and found that the average day on the market was 36 days.  That's looking at 2016 in its entirety!  Can you imagine - you could be moving up to your next dream home, or downsizing for retirement, or just relocating -- all in the space of about 6 weeks.This graph shows the history of sales in the Community of Gladden Farms.  Most significantly, Appraisers are telling us that foreclosures and short sales no longer have an impact on resale value. Would you like more information on where your home sits in the marketplace right now?  ... 08/18/2016

Found this previous post sitting in my draft blog folder today and wanted to re-share it, as the Marana Farmer's Market is a great neighborhood boon!Every week, on Tuesday, you can find fresh veggies and fruit for sale.  The farmers' market runs 3-6 p.m. with produce grown in neighboring farms and gardens.  Other vendors sell eggs, honey, and even meat on occasion!  To get to the market from Tucson, take I-10 to the Marana exit; turn left at the end of the ramp; go approximately 1.5 miles and turn left on Barnett; then turn left into the Marana Municipal Complex.
