There are still many opportunities for Lake Havasu City, Arizona residents to be counted in the 2010 Census as Census workers begin to gear up for several busy months ahead.  There are roughly 100 U.S. Census trainees who handed out surveys to each Lake Havasu City residence in March.  And those residents had until April 1 to return the forms.  So, anyone who didn't return their forms will be getting a visit by a Census worker. Why is it so important to send out Census workers to get this information from those who didn't return their form?  Gathering the information from the Census, such as population, age groups, household incomes, race, etc, will help each city around the country get the proper funding from the government to help improve the community. Buying a fixer-upper without financing can be a scary thing in today's real estate market where short sales and foreclosures are plentiful.  But there is a program to help you with your fixer-upper financing.  The Federal Housing Administration (FHA) loan program has been around since 1978, but not many borrowers took advantage of the FHA's 203k program in 2009.  As a matter of fact, not many lending or real estate professionals are aware of the program.  Through the FHA's 203k renovation financing loan program, borrowers can fold in $100,000 worth of repairs and improvements into $300,000 and $400,000 mortgages.  Using the renovation financing through the 203k program allows you to access the costs of needed repairs and improvements and have them included into the FHA federally-insured...

I know, I know!  Please don't berate, belittle or befriend (oh, I guess it is DE-friend) me, but in any case, I have known for over a year now that I should be blogging.  I have told myself that I was going to do it - tomorrow!  Well, after 365 or so tomorrows, I have put the gauntlet down and told myself that I am not going to procrastinate anymore.  Why do you ask?  What made the difference?  RAINCAMP!  Yesterday, I travelled a total of 300 miles roundtrip to travel from my home in Lake Havasu City, AZ to Las Vegas to attend Raincamp, sponsored by none other than Active Rain (woot)!  I met one of my dear friends, Carra Riley (aka Ms. Cosmic Cow Pie), who ever so gently told me "DO IT!" She used to be a REALTOR in my area and knows the make up of the members and 'reminded' me, since sh...

Buying real estate has now changed in every part of the country, even in Lake Havasu City real estate.  When buying real estate, you will notice that financing real estate and home prices are very different.  And it's a great time to find home bargains in Lake Havasu City real estate if you are ready to put in a little time and effort for the research.  Most homes are sold within 3% of their asking price, but many are sold for 10% below asking price.  While home buying is not an exact science, I will point out that a good bargain is a savings from actual value, not necessarily the asking price. Tips to Finding a Home Bargain in Lake Havasu City Real Estate: Find property that's been on the market for 90 days or more - Many smart buyers know that after a home sits on the market longer th...

When you think about buying a home for resale value, you must consider a few things, such as location, schools and affordability.  In Lake Havasu City real estate, there has never been a better time to buy a home.  There's a huge selection of homes with terrific values, low interest rates, and favorable tax benefits. When considering location, there are many factors to look at if you intend to sell the home years later.  Choosing a well-developed community is one of the first steps in the location process.  It will also help maximize your future potential resale value.  Lake Havasu City is just that: a well developed community and hot vacation destination. The next thing to consider is the school system.  Even if you don't have children in school, you should still pay attention to the l...

Greetings from sunny Lake Havasu City ! I’m sure you’ve heard or read about what we like to call our ‘Havasu lifestyle” and how things are just a bit different here. If you haven’t’ made a decision to live here yet, let me tell you briefly about this bright and busy Saturday. By 7 a.m., with the sun already warming things up, there were walkers, runners, bikers, roller bladders and gawkers on the paved hike trial on the island. There were also marathoners from throughout the West warming up for their run, while the folks who enjoy RC airplanes were buzzing the skies. The preliminaries of a heavily attended Off Road vehicles race were underway by 9 a.m., and crowds were jockeying for the best vantage point. The spring breakers from throughout the West were enjoying the sun, maybe acting ...

If you love the exhilaration of four-wheeling or dirt-biking on rugged terrain, then you'll agree that Lake Havasu City, Arizona is definitely one of the most fun places for this extreme sport.  It's quite surprising, but many people have relocated to Lake Havasu City real estate just for its abundant open public lands that are perfect for off-roading.  The open areas are great for all types of vehicles.  The public lands are open to vehicles anytime, anywhere.  You can also find limited restriction areas, which restrict riding to certain times, certain areas and certain vehicle use.  Most of the area's off-roads lands are managed by the Arizona Bureau of Land Management, better known as OHV areas, and are designated as limited restriction areas.  Most are also designated roads and trai...

While some people are playing the trade-up game, others have decided to stay put and do some upgrading to their home instead.  And, in Lake Havasu City real estate, there are some popular kitchen and bathroom upgrades I'd like to share with those who are staying in their current home. Popular Kitchen Upgrades: * A recycling center - A place designated for cans, papers, glass, etc.  This can be in the form of a nook or even a cabinet. * Renewable floors - For those who are environmentally conscious, there are renewable resources for flooring such as flooring made from bamboo and coconut palm trees.  Both of these are excellent green flooring options. * Larger pantry space - As many homeowners are seeing the benefit of buying in bulk, we are requiring larger pantry space.  * Renewable cou...

Students love to have fun and some got their chance when three Lake Havasu City High School special needs classes recently made paper rockets and launched them using bicycle pumps and plastic piping.   Each student was very excited as they placed the open bottoms of their rockets on the open end of plastic piping, which was then connected to a bicycle pump.  Students then took turns pumping until there were 50 pounds of pressure in the piping before they released a valve that allowed the air to force their rockets intothe immediate atmosphere.   After a Lake Havasu City High School teacher saw the demonstration at a local festival, she knew it would be a great way to help incorporate academic lessons with her special needs students.  The students learned how to turn two-dimensional shap...

Ernst Prohaska is a prime example of just how much community members love Lake Havau City.  When weather and other forces of nature threaten the Veterans Memorial in Wheeler Park, Mr. Prohaska decided to take on the duty of repair himself.  Even though Mr. Prohaska is now 82, he still feels it is his personal responsibility to oversee the Veterans Memorial.  He actually built the memorial by hand in 1983 to stand proud to represent American military veterans.  Although Mr. Prohaska is an Austrian immigrant, once he moved to Lake Havasu City in 1979, he fell in love with the city and has been here since.  Mr. Prohaska is a stonemason and craftsman and was the second president of the Home Builders Association in 1983, which was also the same year he completed the memorial.  The Veterans M...

The Arizona Game and Fish Department has approved the funding for the $600,000 dock project and the first dock is being built at Lake Havasu City's Windsor Beach Area 4.  The dock project will allow boaters to drop their passengers off on the docks so they will no longer have to drive up onto the beach. Several more docks are on the schedule to be built in the upcoming weeks at Lake Havasu State Park.  The new docks, which are made of aluminum, will replace the 15-year-old docks that are currently around the park. Although construction of many of the docks will be right in the middle of Spring Break and tourist season, officials have carefully planned how they will close areas of the park during construction so that it should not interfere with any scheduled events in the area.  Area 4 ...

This year's 21st annual Western Winter Blast was the biggest turnout ever at Lake Havasu City's SARA Park.  The Thursday night crowd gave plenty of "ooh's" and "aah's" as the four-day event began. The Western Winter Blast began in 1989 and is held each year over Presidents Day weekend.  This year's four day event began on February 11 and came to an end on February 14 with a turnout of over 40,000 people on Saturday alone.  And many residents of Lake Havasu City, Arizona would agree that it was the largest crowd SARA Park has ever seen. The event was down by 100 members because of budgetary reasons, which made many worried about this year's turnout.  No one really expected the crowd that actually came, but then again, Lake Havasu City is a great community. The numbers for the final reven...

While housing numbers remained stable in January, the expected rise of foreclosures never came, which was extremely good and hopeful news for Lake Havasu City officials.  It's looking like the worst may be over. The median residential home price seems to be holding steady for now.  The real estate market in Lake Havasu City doesn't seem to be going up or crashing down like it did just one year ago, making this an overall good sign.  The median home price in Lake Havasu City is currently $145,000, with the majority of listings between the price range of $100,000 and $200,000.  And while the real estate market has been a buyer's market for several months now and is finally leveling out, there isn't much hope for a seller's market in the immediate future. For sellers, it may still be anoth...

There was a job fair in Lake Havasu City recently at Havasu Lanes, which over 200 Lake Havasu City residents turned up for.  The day kicked off a 12 week job fair program for Havasu Lanes and Kingman's Cerbat Lanes, which turned out over 600 people. The job fairs will allow local unemployed or struggling residents to have a good time and bowl for free for three hours while they submit their resumes to businesses in the surrounding location.  Several people who showed up for the job fairs had the same story: many are retired, but, with the cost of living, have had to seek employment once again just to get by.  Having a job fair at a bowling alley is definitely a unique idea and many agree it's a smart one.  Havasu Lanes' District Manager Rusty Hanna says that there are 17 businesses that...
