Just had a listing appointment with a man in one of my farm areas. He had listed with a competitor for 4 months and had let it expire. List was for $193,900.I had run comps and I had the same model house 2 blocks away listed at $184,900 that wasn't seeing much activity. I told new prospect that $183,500 was as high as I would list it. he tried for $189,000 (nope!) then 187,000 (nope again). Said he couldn't go below $185,000.
