Encouraging news for the Southwest Valley has come out, population figures show the Southwest Valley kept growing in 2009, although much slower than in recent boom years. According to the Arizona Department of Commerce, Avondale, Buckeye, Goodyear, Litchfield Park and Tolleson grew by an average of 2.3 percent in 2009. That's down from a 7 percent average a year earlier. Over the past decade, Southwest Valley cities have nearly tripled in size. There are 203,625 people living in the region's five cities now, up from 70,115 people in 2000. Avondale alone has nearly 77,000 residents today. AVONDALE Population: 76,900. Home resales surged to the highest level in nearly three years, reports seem to indicate this is a reflection of the extraordinary level of federal support that has pulled the housing market back from the worst downturn since the great depression.  I'm not sure that I'm convinced that is all there is to it, many of the home sales I see are to either investors or individuals that see a good value in buying now, most of whom are not taking advantage of any federal assistance program.  The National Association of Realtors says sales rose 7.4 percent to a seasonally adjusted annual rate of 6.54 million in November, from a downwardly revised pace of 6.09 million in October. Sales were 44 percent above last year's levels, a record jump. They had been expected to rise to an annual pace of 6.25...

In a long line of attempts at helping this erratic real estate market, the US Treasury Dept unveiled a plan to speed up and encourage short sales for families facing foreclosure.  As real estate agents across the US know, short sales are a logical and less costly option to families facing foreclosure.  An initial article from Rueter's outlines some points in the plan. Mandatory time lines for lenders to respond Financial incentives for completing short sales Guidance caps the aggregate proceeds to subordinate lien holders at $3,000 Prohibits mortgage servicing companies from reducing real estate commissions on the sale This maybe the start to increased efficiency in the short sale process across the many lenders flooded with short sale requests.

Did everyone see that Phoenix is moving ahead with plans to expand Phoenix Goodyear Airport, which it owns and operates southwest of Litchfield and Yuma roads, near Goodyear Ballpark. The project calls for an 8,500-foot taxiway parallel to the runway. The Goodyear airport handled about 178,000 takeoffs and landings in 2008. Phoenix expects that to nearly double over the next 20 years. I enjoy having the Goodyear Airport close by with its unique air traffic as I have a fascination with airplanes, but I'm sure that some will see more air traffic as a negative for the area.  Perhaps there is a chance that the Goodyear Airpark area could be developed in the future with more businesses that rely on better airport facilities?  Who knows it could be the next Scottsdale Airpark!

Last week I posted about the good retail news, well this week the bad news hit!  Westcor is asking the City of Goodyear to extend the deadline for Estrella Falls Mall to be finished as far out as 2016.  The current development agreement with Goodyear; requires Westcor to finish the mall by the end of 2012. Westcor is offering to prepay the city permits and related fees to help make up a city budget shortfall.  I can't imagine the City has many options but to go along with Westcor when they meet Dec. 7.

Good news this past week for the Goodyear retail scene, Goodyear Centerpointe has a new tenant to replace Circuit City.  Home Spaces will occupy the space vacated by Circuit City next to BevMo.  Home Spaces is expected to open in November and offer a higher end product line.  This announcement and the re-opening of Basha’s and the recent opening of the Red Robin restaurant all in the immediate area of the future Estrella Falls Mall are encouraging signs.  All of us in Goodyear and the Palm Valley area are anxiously awaiting Westcor’s announcement of when they will begin construction on the regional mall phase of Estrella Falls, which is sure to help the real estate market in the area.

Camelot Homes is going to start building homes at Cortile in Palm Valley Goodyear in the first quarter of 2010.  New floor plans are going to be introduced with smaller square footage, evidently as small as 1700 sq ft starting in the low 200's.  I can't wait to see what they are going to introduce, with their reputation of building stylish high quality designs a new smaller lower priced series of homes could be a big hit.  I'll post more news when I have it.

In the past few weeks I've had several occassions where I've called on the availability of a listing and received a text message back from the listing agent.  I'm cool with that.  I like my iphone and I enjoy texting.  Then twice in the last 3 weeks I've had a scenario where from availability to offer to counter offer acceptance the entire transaction was done via email and I never got to speak to the listing agent even once!  Now I love gadgets (told you i'd be stir crazy if I ever lost my iphone) and techonology, damn it I own a technology company for heavens sake but yet I find that some times in business you need to have a good old phone conversation as well - hey it worked for years didn't it?  Well, so i'm wondering what's next - are we ready to discuss availability on properties ...
