While a Lease Purchase Option is not a new term to me, it is an option I am considering for the first time as a home seller.  The main reason for this is the recent slow down in the Arizona real estate market and subsequent inability to sell one of my properties at a fair price. Glendale, AZ Real Estate Market Update - October 2013 As you can see from all of the red arrows, the overall Glendale, AZ Real Estate Market is cooling off. Active Listings are the highest they've been in almost two years. UCB (Under Contract accepting Backups) are down and Pending Listings are down 15% month over month and down 55% over the past two years. Sales per month are up slightly month over month but down 30% over the past 2 years. DOM (Days On Market) is up 20% month over month and up almost 30% over the previous quarter. Days of Inventory, an indicator of how balanced our market is, continues to rise and currently stands at 78 days. 78 Days is still a sellers market.
