When I saw this home, I knew that I would get some buying interest on it.  I have been to the home almost daily for the past week.  I plan on holding it open every other day.  Enjoy this segmented video walk-through of this home and you'll know why this is a gem of a home. The Greatroom, Dining area in greatroom, the kitchen has granite countertops, beautiful cabinets, an island, a pantry and plenty of counter space and cabinet space.  The common areas are gorgeous tile: The backyard has an oasis like setting with a pebble tec pool, grassy play area, children's play area, dog run and plenty of room: Coming back from the backyard, you get to see the size of the family room, the plant shelves just waiting to be decorated, the openness of the eat-in kitchen as you're led to the two bedroom...

On Saturday December 13th the Power Ranch community Winter Wonderland was held at the park by the Power Ranch club house and lake drawing the largest number of attendees to date. The first event was held back in 2002 when Power Ranch was a relatively new community, now seven years later the Winter Wonderland is stronger than ever attracting many local vendors and residents alike. There was plenty of things to do and lot of fun for the kids as several tons of snow was brought in and placed in two separte areas so the smaller children could play safely while the older children sliped, slided and sled down their own slope. If that got to cold for them then they could burn off some energy in the bouce houses by the lake. For the adults there was live music and entertainment while they perus...

Loan Modifications - A New Wave    What is a Loan Modification? Well, it is where the existing bank or lender will change the terms of the current loan that a borrower has. They may change the principal balance owed to them. Or, they may change the interest rate charged to the borrower. They may even do both. And, they may change the type of loan it is. Example - You may have an interest only adjustable rate mortgage. The lender may opt to change the loan to a low fixed rate mortgage. Are banks really doing Loan Modifications? Yes. Banks are leaning toward doing loan modifications over taking back a property through foreclosure. Why? Well, banks are not in the business of selling inventory homes. And, I believe that banks will only receive funding from the government bailout if they are...

Recently I had a client contact me about buying a home in Gilbert.  We talked about what she wanted, her priorities, etc.  One of the things she mentioned is a strong distaste for the massive power lines that run East/West about half way between Guadalupe and Elliot Roads.  Let's not forget the large power substation that is located at Val Vista Rd and Warner Rd.  Large power lines run North/South between Val Vista and Greenfield. Now some people really don't mind the power lines, as long as they're not ridiculously close to their house (bad for resale value).  Running underneath the power lines are well maintained green spaces perfect for running, walking dogs, biking, or riding horses.  The popular Freestone Park is included in this instance.  This client and I had to get clear, some ...

Gilbert Arizona Mortgage Rates December 9 2008 The markets are relatively quiet with little economic news out, with the 10-yr at 2.72% and mortgage prices about .250 better than yesterday afternoon. The FOMC meets early next week, and most expect them to lower overnight rates although the impact on mortgage rates is expected to be minimal. As always, we are your local Gilbert Arizona Mortgage experts and look forward to helping you with your mortgage needs.

November was a great month for Agritopia.  5 homes accepted offers and are now Pending, 3 homes closed escrow, and 13 homes are actively for sale. You can get into the infamous Agritopia right now, with a 4 bedroom cottage offered at $189k.  The best deal that I've seen is a 3700 sq. ft, 4 bedroom, 3 bath, full basement home for only $329k.  It's not as upgraded inside as some houses for sale in Agritopia, but for that price you could add your own upgrades.  For more information regarding the family friendly community of Agritopia, and other Phoenix area neighborhoods, check out Finding Phoenix Neighborhoods.com.

Gilbert, Arizona - What a Place to Live!   I have seen recently reports on TV as well as the internet that Gilbert, Arizona is one of the safest, best places to live. I want to add my conviction to that.   My family and I moved here from Mesa, Arizona(only about 20 miles away) close to about 5 years ago. We have loved it here ever since we moved. New stores, schools, freeways, malls, and the like have built up around us. So, the convenience factor is definitely there. Safety - This is HUGE! We live in a friendly family oriented community that just feels safe. CNN Money.com stated in an article that, 1 in 1000 people experienced a Personal Crime Incident. That is half of what other Best Places averages were.   Gilbert is near and part of the Phoenix Metropolitan area. But, it has that ...

Among the many east valley lakefront communities is Lago Estancia in Gilbert. The location is ideal being halfway between the US60 to the north and the newer 202 freeway to the south.  One of the unique features of Lago Estancia compared to other Phoenix waterfront communities is the walking paths that follow the shoreline of the lakes.  This also reduces the number of boats along the lakes.  Many of the waterfront homes are separated from the lake by view fences enhancing the safety for young children. Most of the homes were built in between 1992 and 1996 and range in square footage from 1,479 to over 3,000 sq.ft. Since different builders participated in the development of these Gilbert waterfront homes, there is a good variety of floorplans in the subdivision.  Not being one of the l...

Gilbert Days Parade - Saturday November 15, 2008   My family and I ventured out to the Gilbert Days Parade this last Saturday. It was great to get out in the perfect weather. Right now is virtually perfect weather here in Gilbert, Arizona. The sun shines without being overbearing. There is a bit of a cool breeze, but no need to have on a sweater or a jacket. Anyway, my wife, 3 children and I enjoyed a beautiful morning curb-side at the parade. There were marching bands, old restored cars, churches, military jeeps, swat trucks, motorcyclists from the American Legion, rodeo queens, dance squads and even Sheriff Joe Arpaio. I am posting some pictures from the parade.         My Family                                                          Rodeo Queens        American Legion Motorcyclists...

What creates a community? I suppose we could say time. By accident we tend to stumble into each other’s paths sufficient to create some sort of relationship. I think it’s more than that. We become a community when we share a common bond. It may come through following the common path of witnessing a local team achieve… or, conversely, fail. It may come through collective festivities… where we party with one another. However, as is true with friendships, many of our deepest relationships are forged through the fire of adversity. In short, through the crucible of mourning we find comfort with those who are “there” for us. I wish it weren’t so. The town of Gilbert experienced festivity and tragedy in a single day. With the passing of a local high school student, Kelly Tracy, and the injury...
