There is a new push by the city of Chandler Arizona to track down landlords who have not been paying rental taxes to the city and to make them pay up. An Arizona State University intern program has been providing hte manpower for this effort. The effort is worth it. Chandler Arizona has a 1.5% municipal rent tax which amounts to $270 a year for a home that rents for $1,500 a month. Interest on dilinquent taxes is 8% and there is no limintation on back taxes. The city will try to collect as far back as 1984. In 2005 a similiar program tracked down and collected $1.6 million in back taxes. If you are a landlord in Chandler Arizona, you will want to make sure your rentals are registered properly and your taxes are all caught up. If taxes are not paid the city will file a lien against the p...

It's 5am here in Chandler, Arizona and a beautiful 83degrees.  We're scheduled for some isolated thunderstorms today, but that's o.k.  Nothing is going to dampen my spirits today.  Why?  Because today is BACK TO SCHOOL for my little angels.  So soon, you ask?  Yes!!!  Here in Chandler - we're on a "modified year round" schedule.  That means, we have a 7-8 week summer (not the 12 that I had growing up).  The extra weeks off are taken in October and March.  My kids attend school 180 days a year, but TODAY is the first day back!Do I sound happy?!  I am so thrilled that we will be able to return to some kind of normalcy around here.  I long for the scheduled days of school and activities.  Sure, I put more miles on my car from July - May, but it's all good.  I love watching my son play base...

Arizona's employment opportunities are staggering! So many new companies are finding that this is THE state to do business. The Chandler Chamber of Commerce has just released a list of 100 of it's top employers which might be of interest to those who are relocating to the Phoenix Valley, particularly the southeast valley or who are living here already. Chandler is conveniently located near the 101 and the I-10 interstate AND the 202 loop. Home prices are typically slightly higher than Mesa or even Gilbert since it is closer to the businesses mentioned as well as closer to Phoenix. Many of those who live in Queen Creek, where more affordable homes are available, work in Chandler. Since about 70% of the southeast valley lives AND works in the southeast valley, many move into the outlying ...

Chandler AZ Community Blog: Festival & Celebration After attending yesterday's blogging conference, I came home and put my creativity to work. Sometime while The Phoenix Real Estate Guy (Jay Thompson)  was speaking, I decided that my own community needed an on-line forum to communicate.  Even after living in the community for over a decade, I still am not able to call the majority of my neighbors by name.  Even if there are over 300 of them, I would still like to be able to address them in the local grocery store.  Make sense? So - I implemented the step-by-step directions that Jay gave and voila - my own community has it's very own blog - Festival & Celebration Chandler, AZ.  I'm so proud! To spread the word of our newly created blog, I printed up bookmarks (like the ones  Greg Swann di...
