It's quite a feat to picture Chandler, AZ as anything other than the modern, bustling suburb it is today, but a mere 90 years ago, the city was just a dusty train stop in the Old Arizona Territory.  Thank goodness a veterinary surgeon by the name of Dr. Alexander John Chandler had the foresight to envision something more.  And this vision is what paved the way for the Chandler of today that we know and love: a prime destination for golf aficionados; a high-tech "silicon" oasis with companies like Intel and Orbital Sciences; and a family-friendly hub offering exceptional education, employment and residential opportunities.  Its southeast valley location is a boon as well, conveniently situated to provide easy access to virtually all of Phoenix via the Valley's comprehensive freeway syste...

I grew up in Wisconsin, spent 23 years of my life there.  I experienced all sorts of weather 100% humidity in the summer, -30 or more windchill in the winter, ice storms, Tons of snow!  Awesome thunderstorms!.                                                                               I now live in Arizona , and have for the past 24 years!  My friends and family are envious in the winter. but in the summer they wonder why I put up with the heat, Monsoons, Scorpions, etc.  So lately I have been wondering, which is worse? Here are my thoughts, feel free to share yours with me as well. Much to the dismay of some of the current homeowners in Fulton Ranch, Fulton Homes in their Chapter 11 reorganization plan has revised some of their home plans to make them more affordable in today's market.  Current homeowners in the Fulton Ranch community have expressed concern that the smaller homes, smaller lots and lower base price of Fulton's new homes are going to devalue their homes, some of which were once worth over a million dollars. I can see both sides of this argument, however it's important to note that no one's home is worth what they paid for it 3-5 years ago, even if Fulton ceased to build another home home in the community.  I would also venture to guess that if Fulton Homes called it quits and turned their property back over to the bank (as did Brown Family Communiti...

Lakefront Communities at their best in Chandler Both Chandler and Gilbert have some pretty awesome lake communities.  It almost seems un-natural or un-Arizona to have lake communities.  For those who claim that it is a significant waste of water, they need to do some research and see exactly where the water comes from.  A good start would be to read a post I wrote after my curiosity got the best of me. The more you study about water management in Arizona, the more you realize it is a wide open subject.  Here's the link to Phoenix Water Supply. Some of the premier waterfront communities in Chandler are Ocotillo Lakes, Pinelake Estates, and Lagos Vistoso. A common thread among these three is the location; south Chandler, good freeway access, good schools, and amenities such as the Hamilto...

U.S. HUD Secretary Shaun Donovan today announced an expansion of the Obama Administration's Home Affordable Refinance Program to include participation by borrowers who are current but up to 125 percent underwater on their mortgage.  The previous limit was 105%.  Borrowers whose mortgages are currently owned or guaranteed by Fannie Mae and Freddie Mac will now be allowed to refinance those loans according to the terms of the Home Affordable Refinance program established earlier this year, on Febraury 18, 2009. For example if the property is worth $200,000, the borrower must owe $250,000 or less, where previously the borrower must have owed $210,000 or less. Hello Client or Prospective Seller, Although selling your home is very exciting, it also involves a ton of work. Major decisions need to be made, including whether to sell your home on your own or to hire a real estate agent. The main advantage of selling your own home is saving commissions charged by an agent. However, this means that you are responsible for everything, including advertising and showing your home to prospective buyers, which can be a very stressful and time-consuming process. A professional real estate agent is able to assist you in making the right decision and provide you insight on such items as: The right means to market your home Determining a fair selling price Determining qualified buyers for your home Tips on making your home more appealing to buyers Referring...

Market Stats brought to you by The Thomas Davis Group of Re/Max Homes and Investments    Big Question then.... ARE we seeing the (proverbial) "Bottom"??   If so, Do we go UP from here??   Careful - Over the last few years, many have tried look into this crystal ball, but didn't expect what was going to happen, right? So the best answer to the 1st question is..."Possibly", the 2nd question is doubtful. On a more certain note - after you see the attached statistics and information, I think you'll see a GREAT picture of where we are!!   There may be unobserved information (higher pending foreclosures, seasonal adjustments, and other affecting conditions) that may affect information presented. The perspective views below are not a representation of fact, but only considered as opinion. Rep...
