Yes, the housing market is struggling.    I'm happy to report that the average selling price in Tatum Ranch has stayed relatively even.    In September 2007 thirteen homes were sold in Tatum Ranch at an average sales price of $357,231.    In October eleven were sold at an average sales price of $356,636.   The average sales price in November stayed in the same ballpark at $358,200 with five homes sold.   December remained even at an average sale price of $357,241 with eleven homes sold.     If you want to find more information about Tatum Ranch, please view my website at Tatum Ranch or call me at (623) 640-0937.

I have a listing in Cave Creek that is over 10,000 sq ft mountain top home on 75 acres. I have put it in the Luxury Home magazine and several others with only 1 call. Any advice of what else may work.

Cave Creek is one of those towns you must visit the next time you are in Arizona. Situated in Maricopa County, about half an hour northeast of downtown Phoenix, in the Valley of the Sun. Originally Cave Creek wanted to complete a 900 foot long path six foot wide path from Hidden Valley Road to the west side of Frontier Town and have it completed for the Cave Creek 20th anniversary last July 2006.  Obviously the deadline has not been met and as I traveled through the town it looked like it still had a long way to go.The idea of providing improved pedestrian traffic in this high tourist attraction area is absolutely stellar.  Unfortunately the project management was lacking and it left those adjacent to the construction hurting for business.  The owners of the Flat Tire Shop, the Epicurean Palette, and Blue Coyote Gallery say their business is off substantially.Hopefully the project will improve and be completed soon for the benefit of local business, local residents, and...

I've spent my morning looking at sales data for resale homes in the valley.  These statistics confirm what is being said in many real estate news sources - that the quantity of homes being sold in our area has diminished, but that the actual home prices have dipped only slightly.    Following are some of the data I was able to pull together.Cave Creek - The median home value dropped from $507,000 in the third quarter of 2006 to $450,000 in the fourth quarter.     The median home value for Cave Creek at the end of 2005 was $502,000.  However I need to point out that the median home values at then end of 2004 was $365,000 so on average homes in Cave Creek have increased in value 85,000 or 23% (since 2004).   The actual quantity of homes being sold actually increased.    In the fourth quar...
