Where Is The "World's Largest Cul-de-sac?"Welcome to Ahwatukee – also known as the “World’s Largest Cul-de-sac”!   Ahwatukee is a mystery to some – not knowing where it is.  It is actually located in the lower part of Phoenix below South Mountain (aka -The Foothills) and west of the I-10 Freeway.  It’s zip codes are Phoenix zip codes but include 85044, 85045 & 85048.   Ahwatukee has a lot to offer – beautiful views, hiking, biking, swimming, wildlife watching, bird watching and so much more.   It has trails and scenery to enjoy everywhere!   It is a community within a community – hence the nickname – World’s largest Cul-de-sac!  In 2016, the 35.8 sq. mile neighborhood had a population of about 84,364 (Not too big and not too small).   Take a look at the wonderful homes that are for sale...

Ahwatukee Arizona is really the southern most part of Phoenix proper.  It is made up of three zip codes, they are 85044,85045, and 85048,  If you are looking to buy............it really is a great place to consider. Ahwatukee extends from the I-10 interstate on the East, to the Indian Reservation on the West and South, while the North border is the South Mountain preserve.  Ahwatukee offers a lot of great outdoor activities ranging from mountain biking, all the way to outdoor sports.  Actually, with the south mountain preserve there are MILES of trails, mountain biking, hiking and more to enjoy.  There are also several area parks, such as PECOS which one can find team sports, swiming, basketball and more. I would highly recommend giving it some consideration.  It is quite a nice communi...

While the numbers of Short Sales and REOs in Ahwatukee are way down from the staggering levels following the market crash about 10 years ago, there are still some properties "under water" and some that have received a Notice of Default, the first step in the process that will result in the Trustee's Sale on the courthouse steps. It's always sad to see people give up and walk away from a home, particularly when alternatives exist which may well be better for them and their lien holders. We've learned that often those who "opt" to let the home go to foreclosure "by default" often believe that their personal circumstances prevent them from doing a Short Sale.   Circumstances such as: Multiple Home Loans IRS Income Tax Liens Past Due Child Support Past Due HOA Fees ...and the list goes on. ...

Although we no longer see the levels of Short Sales that we did a few years ago in Ahwatukee, Notices of Default continue to be issued, meaning that yet another Ahwatukee property is on the path towards foreclosure at auction on the courthouse steps. Suzanne and I wonder why the owners would allow the property to go to foreclosure, rather than investigate alternatives that may be mutually beneficial to themselves and their lenders. Not all properties heading for foreclosure are necessarily "under water" - which theoretically means they could be sold via a "traditional" sale rather than a "short sale" - but circumstances may mean there are other liens attached or other factors that inhibit or prevent the owners from selling the property - whether or not it's a short sale. Short Sales are...

We are slowing down in our monthly average sales price per square foot rise year over year in Ahwatukee. In almost 2 years our percentage increase in average price per sq. ft. compared to each month of the previous year has been minimum indicating that the market has stabilized. The last time we saw a high increase was in April 2014 where we saw home prices per sq. ft increase by 9% with an average selling price of about $142.70 per sq. ft. compared to $130.68 in April 2013 for homes priced $800,000 and below.
