Yesterday the DIRT ROAD REAL ESTATE work family, met out on the west side of Oatman, AZ on old Route 66 to participate in an annual Oatman Christmas event. Each Christmas holiday season, individuals and small businesses are encouraged to decorate a tree or bush with Christmas decorations.  The registration funds are designated to feed the wild burros (donkeys).For those not familiar with Oatman, AZ, this old , historic mining town has numerous wild burros, will actually tamed burros, that freely roam the streets and sidewalk. These burros today are the descendants from the original burros the miners brought in the 1800's. Sometimes the gratitude in selling vacant land property is not the dollars but rather knowing the successful sale has relieved the seller of stress. In this rural vacant land sale, the seller was elderly and wanted to sell this property to avoid her heirs from having to deal with the property. Thankfully through the combined efforts of the niece who is also a REALTOR®, the seller’s daughter and myself, this property was sold in 31 days.Some of the grit challenges included a flood plain, a septic system that was installed in 1977 (failed septic inspection which I had anticipated), a dirt dam that someone had placed preventing easy access to the property and the original access from Highway 68 had been closed by the AZ Highway Department.  Selling vacant land in these situations requires ... 12/06/2024
