Nathaniel flew from New York to one of the New Construction homes for sale in Alexander AR! There are a LOT of moving parts when it comes to any transaction but when you add a cross-country relocation into the mix, things can get tricky! What you wouldn't know just by looking at this picture is that the first time Nathaniel toured his home was at the final walk through. There are still lots of people in the Central Arkansas area that have never heard of Lake Norrell.  Lake Norrell is really coming out these days.  The change started about 3 years ago.  Tolleson Land & Timber Company decided to sell some of its holdings on Lake Norrell road and on North Lake Norrell Dr.  Keeping it in mind none of this property is lake front, in fact, none of it is even lake view.  What has happened is a real metamorphisis.  Large parecels of land have been cut up into smaller parcels and some of the original purchasers of Tolleson property, have started to sell.  The end result is new houses popping up everywhere.  While most of the property that has been sold isn't lake front or even lake view, some people realized that a "breathtaking" view of the foothills of the Oz...

Well Fall is in the air, and home sales are really picking up here in Central Arkansas.  Many people are under the assumption that Spring is the best time to buy and sell homes.  I don't know why, but my best time has always been the Fall. Things have been looking up now for awhile and it's not a turn in the economy that's spurring on the sales - it's the fact that we never were grossly overpriced with our inventory in Central Arkansas Real Estate market like some areas of the country were. My partner and I had decided to hold a HOMEBUYER'S SEMINAR.  One of our main concerns was being able to get the word out without a lot of expense.  My company has a PR person that is always asking for any kind of news that they may be able to share with the media outlets.  (Especially since the media is all doom and gloom!)  So, I figured I would see if they could do anything with this.  I emailed them some details on the seminar and then they worked their magic.  They were able to write an awesome article and sent it to all of the local newspapers.  Thankfully, they ALL published the article.  They also sent it to the local TV stations, and our ABC affiliate contacted me about being on their Saturday Day Break Morning Show.  My first thought was OMG!!!  WHAT HAVE I DONE!!!  I've never ...

Well...here I go AGAIN. Apparently every single person in Benton, Bryant, and Saline County Arkansas has decided that I am the only person that can help them buy their first home. My last 4-5 transactions have been first time home buyers, and I have two more this weekend and one coming up next week. So, I have thought about why I seem to not only do a lot of this, but actually like it as a business model for myself. And here are my conclusions.1. First time Home Buyers buying $80,000 houses get me a REALLY BIG paycheck.  OK..that part is not true, but sounds good! Truth is I barely make enough from some of these to pay my OWN house payment.2. It's just really neat and fun! If you can work around the whole not getting paid much, truth is not many more things are as satisfying on a person...

On Thursday February the 20th, the Saline Home Builders Association, hosted a Chili Cook Off in the Gene Moss Building in Tyndal Park in Benton. The Chili cookoff is part of their ongoing efforts to support charitable organizations during the year here in Saline County. Supported organizations from the past year included: Saline County Habitat for Humanity, The Arkansas Realtors Association participation  with the Special Olympics, and Saline Memorial Hospice. According to Sheila Blankenship Saline Home Builders Association Executive Officer, the event was a "huge success", and their fundraising goal was well exceeded.  It was a great start to the year for 2007 in Bryant. I pulled this data from the record of closed transactions for the month of January for the last three years. Remember one very important fact. 2005 WAS THE BEST YEAR IN ARKANSAS REAL ESTATE, EVER. As you can see, only only one less home in Bryant closed than in 2005, and a whopping 7 more from 2006 to 2007. I had some concern about the average and median prices at first, but some reasearch showed two homes in 2006 sold that sold for over a half million dollars, somewhat unusual for Bryant, and really skewed the average and median prices. But if you look at the increase from 2005 to 2006, seems so far, we may be having a better year than the previous best one!!!                                                                          ...

Well...here I go again. Later today, I'm off to show and work with one of my most favorite people in the world, the first time home buyer.  This has been a lengthy process, we first started probably 8 months ago.
