I've had buyers that have completed these steps to Home Ownership through NACA. Any experience with buyer assistance programs that agents would like to share? Just wondering if any other agents get  buyers looking to purchase around income tax time? I've already gotten a few calls from buyers ready to invest their income tax refund in real estate. Being in the Real Estate industry in the Clarksville AR Market, there wil typically be an influx of buyers around this time.  Happy Tax Season!

One of the most frequent questions I get from Home Buyers is whether they can buy a "fixer-upper" home or not. The answer I give them is, "It Depends." There are lots of considerations when deciding what type of home you'll invest in. One that is "move in ready" or one that needs some work.  It will depend on whether you can put in the "Sweat Equity" or if you are getting a loan in which the home must be "safe, sound, and sanitary." If you're looking to put in some work and have money to put down, you should consider purchasing a foreclosure or a "fixer-upper".  You should go to your lender first to make sure you can invest in this type of home. So, you've gotten an accepted offer on the house of your dreams...Now what?There are many things that must be done, but for today, we will focus on your inspection.In AR Real Estate contracts, there is verbiage that state you will have 10 business days to inspect your new home. Unless you and your agent make changes to the contract, you should focus on that 10 day time frame. I'm not sure where the summer went, but it's gone and school is back in session!!  These are my babies!! Okay... They're big girls, but still babies in my eyes :-) Please stay aware while we're all out driving around that there are children out and about going to and from school and be extra careful on the roads!!

I answered the office phone at 8:15 this morning.  On the other end was the familiar voice of an agent from another office.  Her name is Teresa and she's a peach!  She says "Do you have eggs all over your building?  And a bunch of signs from other companies laying around your parking lot?!"  She explained that two other offices in town had been 'egged' overnight and whoever did it pulled a bunch of real estate signs from listed properties and stuck them in their grass.   I surely hadn't noticed anything strange when I pulled in, but I'm thinking I should stroll around the office and check things out...  We were safe!  No eggs anywhere and no signs randomly laying around.  THIS DOES NOT LOOK GOOD FOR US!!  :-)  I jokingly told her I would drill my agents and find out which one did this a...
